Found clogged trap. Offered to clear existing drain line OR install an EZ trap. Mike authorized EZ trap. Installed and tested EZ trap today. System has R22 refrigerant leak. After running system found that it is running at 40 psi suction pressure or 22°. Slightly lower than last time I put gauges on it in August. Indoor coil and suction line are freezing. This will continue to happen and although drain is now clear and has safety switch, the indoor coil will freeze up. System should be upgraded including furnace. Took photos with dimensions of indoor equipment. It is a single phase outdoor unit the wire feeding it is 10/3 stranded on a 30A three phase breaker. I will talk with our management about details and we will provide system upgrade quotes.
Took indoor head of bracket. Ensured bracket and indoor head is level and properly clicked in. Added strip of foam insulation tape to top back side of indoor A coil. Also added a shim to keep left side closer to being flush with wall. Tested system afterwards. There wasn’t a big enough demand for cooling to produce low enough indoor coil temp to produce any decent amount of condensation so I poured water to back side of coil, didn’t put notice any drips as before Seems line this may have taken care of problem. *Also verified refrigerant charge with all indoor heads demanding cooling. Good
