Soap bubbles all gas piping fittings Gas leak is coming from pilot assembly of water heater. Smell was very strong while water heater was running and even with the power off soap bubbles present at pilot tubing. I tightened pilot tubing on both sides and soap bubbles stopped however subsequent tries to get water heater to start proves the ignitor does not always energize and complete trial for ignition and when it does there is chance of excess gas igniting. Gas valve, pilot assembly and ignitor have failed. I red tagged the water heater. Gas valve is shut off. Do not operate water heater. Water heater is 19 years old they no longer make this valve or ignition assembly. Water heater needs to be replaced. Left estimates for new 50 Gallon Natural gas water heater; one with six year warranty, one with 8 year warranty.

Upon arrival for maintenance on gas furnace I changed the filter. I cleaned the flame sensor. I inspected burners and heat exchanger. I blew out drain. Checked water panel and turned on humidifier. I checked blower motor and assembly. I checked hot surface igniter. I checked operation of inducer motor. I checked gas pressures. I performed a combustion test on unit. System is in normal operation at this time.

Estimate follow up.

No heat 60,000 BTU propane furnace installed by us 12/21/22 (3) Amana propane in shot burners had enough corrosion to prevent from lighting across and completing trail for ignition.. I cleaned gap between crossover port and front surfaces of burners. Also cleaned out from the inside. Afterwards burners are lighting across. Trial for ignition completed. Cycled system several times: Burners are lighting across for now but given condition it will happen again. Left estimate to upgrade (3) burners to stainless steel Non-stainless replacement would be covered by 2-year guarantee. Homeowner decided to go with stainless option. Collected half of balance today.

Estimate for steam boiler replacement. Inspected boiler and it was disclosed that low water cutoff had failed and boiler continued to run until boiler was glowing red. Fire department was called due to carbon monoxide or smoke in the home. There is evidence that the boiler is leaking between sections 1 and 2 and possibly 3 on rear end. Boiler replacement nis recommended . Will call Peerless to determine warranty status of boiler cast iron.
