Perform six month inspection on climate master Geo and train gas furnace. Replaced 16 x 25 x 1“ air filter. Found error codes in the thermostat to set the date and time and also replace coin battery CR 3032. How many went out and got watch battery And we installed and error went away. Tested out geothermal and gas furnace. Checked waterloop temperatures. Found JW three jumper was not cut. Cut JW three jumper in order for loop to go from 30° down to 10° and not have any intermittent lockouts. Use diagnostic tool and found no faults so far history. Also tested gas furnace operation used combustion analyzer and performed. Combustion test. Hybrid system is working fine at time of six months inspection. Found that while system was running thermostat did drop call for heat. If problem would persist would recommend replacing module and Honeywell thermostat due to no error codes on geo or gas furnace.

Performed tune up on Bosch gas boiler, checked system in heating mode and checked gas pressure as well as inducer and circulator motor. All zones were checked and temperature split was checked across all the fan coil units. No issues with the entire boiler system. Checked gas furnace that is located above the spare room, checked combustion and gas pressures as well as cleaned flame sensor and hot surface igniter and heat exchanger. No issues with first gas furnace. Checked gas furnace for master bedroom and inspected heat exchanger and gas pressures and combustion. Flame sensor and hot surface igniter and lower and inducer motor were checked. No issues with either gas furnace.

Perform tuneup on Columbia oil fired boiler, disassembled entire boiler casing, and flue pipe and vacuumed out chimney, as well as swept and vacuumed out fire box and flu passages. Replaced nozzle, filter, strainer, and purged air out of oil system. Oil nozzle size is 1.00/80a. And the system uses an RF1 filter. After system was cleaned and oil system was purged of air. Burner was ran for a duration to ensure the aquastat was running correctly, and the circulator was coming on and combustion looked OK. A test was performed and a draft test was performed. no issues with unit at this time.

Performed QA on Trane Heat Pump/Gas Furnace system. Replaced the corner panel on the outdoor unit that was scratched before it was installed. Could not connect to the Trane Link but reviewed all settings and programming from the thermostat. Tested system in heat pump and air conditioning modes. Set Heat Pump lockout to 30 Degrees and gas Furnace lockout to 45 degrees since they have solar panels for the house this will utilize the heat pump more. Completed checklist form in system. No additional follow up needed.

Performed propane gas heat tune up on two systems attic and basement, basement 90% and attic 80%. Check electrical low and high voltage connections and components. Replace both filters. Clean sensor inspect burners. Clear pressure tubing. Inspect moors and wheels. Check manifold pressure ok performed combustion test check supply and return airflow ok. Provided estimate for recommendations on first floor unit. Secondary heat exchanger and blower wheel dirty restring some airflow across heat exchanger and indoor coil. Blower capacitor is reading below standards this is also included in the estimate. Customer left before end of the call. Went over customer dad he will relate info to homeowner.

Performed tune up on peerless steam boiler. Checked and cleaned all burners and tested gas pressures and combustion, went and checked all radiators and customer says the third floor has an issue with one of the radiators, this is most likely a bad steam valve. Three gallons of water were blown out of system and fresh water was added to the fill mark on the sight glass. No other issues with system at this time.

Arrived at no heat call and Inspected all thermostats in the house almost all thermostats were calling for heat. Went down to boiler to see if it was running and only one zone was calling. Spoke with customer for duration and saw a new nest thermostat in the basement. Pull the nest off the wall and remove the wiring from the base plate and every zone got a call on the board for the boiler, instructed customer nest thermostats have the wired specially with three wires zoom valves and the nest steals power in order to charge itself. He said he will put the old thermostat back on the wall and signed up for a service agreement for a tuneup. He is also having an issue in his dining room. Please make a note on his account for the next tech to come out to do the tuneup. He needs to dig around in the attic to figure out which line goes in the chase and the wall to the dining room and figure out why there is no airflow. No issues with boiler or Bosch heat pump whatsoever both were tested fully.

Performed tune up on 6 year old trane gas furnace, checked units combustion and gas pressures. Checked all associated ignition components including checked and cleaned flame sensor and checked hot surface igniter. Burners were checked as well as inducer and blower motor, found an issue with the condensate pump, continuously pumping and not moving any water. Customer was notified and an estimate was given for replacement. Customer accepted estimate and was done with new pump. Proceeded to check the mini split system in both heads, clean filters and check split across unit as well as check the outdoor unit and insured all electron mechanical components were within specifications. No issues with either unit.

Checked all electrical connections and components found no surge protection on indoor blower motor provided estimate for protection. Also, how could benefit from an ecobee premium thermostat with room sensor provided estimate. Cleaned out easy trap. checked refrigerant pressures and temperature at indoor and outdoor units. Heat pump system is working fine at time of service.

Arrived onsite for the main Multi- Ductless system which was low on refrigerant. Pressure tested the system with Nitrogen and checked all refrigerant connections. Found two coupling connections in the basement were leaking. Eliminated the flare couplings and brazed the lineset connections. Filled system with Nitrogen to retest for leaks. Evacuated the system and weighed in the factory refrigerant charge of 8.6 lbs. Put into operation and tested each indoor unit.

Found three head mini split system locked out on UO error code which means low on refrigerant. Went out to outdoor unit and hooked up refrigerant gauges and found 92 psi standing pressure. Soaked and bubble check the fittings that I could find and didn’t see any leaks. Will need to return with flare, kit and full bottle of nitrogen to complete search, repair leaking fittings, pump down, and recharge system. Let them know that we will need to return to complete repair.

Fully assessed spot that homeowner pointed out to me on master bedroom ceiling. Touched ceiling and found that spot was very dry. Not a current leak. Went upstairs in attic and found no water leaking. No water in drain pan. Did find that existing condensate line does sweat a little bit Because of cold water passing through it in humid area. Added foam tape on condensate line as a precautionary measure, but no active water leak. Spot on ceiling could have been caused by humidity. Usually this is a billable call but repair was done yesterday. System is working fine at Time of service.

Replace the compressor, filter drier, and refrigerant. 8/23/24. Found never refrigerant and system when we arrived. Found that the compressor had overheated and blown out the plug and all the refrigerant came out of the system. Both electrical plugs first and second stage will need to be replaced. Call the office to try to find availability on the parts, the parts will be readily available for Monday. Removed existing compressor and installed new compressor. Left system setting at 300 psi nitrogen. We will return to complete the work. Also, when we return need to install new 3/8 by flow filter dryer at outdoor unit.

Completed Quality assurance for 2 Ton Trane X17 Heat pump with 10KW electric heat kit. Checked install: Equipment install, penetration sealed, safeties, wiring, controls, drain, ductwork connections, Replaced 313 filter Ensured all setting/configuration setpoints: Minimum cCFM per ton, auxiliary heat lockout temperature, minimum compressor speed, total CFM and minimum indoor coil temperature. Set wet switch on zip tie to elevate and avoid Nuissance tripping caused by humidity. Walked through homeowner function of wet switch and ez trap. Used charging mode to assess refrigerant charge: Good Also monitored refrigerant data and temp split during normal operation (50% capacity): Good System is operating well at this time. Performed precision AC tuneup on evcon 407c a/c system. Outside unit is a 2022 hooked to a 1999 air handler. Evaporator coil is in rough shape and found smal amount of water in old metal drain pan. Recommend to homeowner to replace a/c system. Air handler should have been replaced with outdoor unit. Checked temperature split. After looking over wiring to both boiler thermostat and a/c thermostat. Best option is to install (2) Honeywell t-6 thermostats. Also will install ez trap and wet switch in attic air handler pan. Tested outside capacitor. Checked refrigerant pressures and temperatures. A/c is working at time of service. Will need to return due to time to perform work.
