Measured temperature rise and static pressure ok cycle ga heater ok there are some heavy rust areas on heat exchanger tubes. Customer is aware furnace condition. Emailed estimate for adding uv light to coil.
Perform precision heat tuneup on gas AC package unit. Checked all electrical connections and components. Inspected heat exchanger. Check gas pressure. Check temperature rise. Performed combustion test. Gaston is working fine at time of service.
Perform precision heat tuneup on high-efficiency train propane furnace. Checked all electrical connections and components. Clean flame sensor. Inspected burners check temperature rise perform combustion test. Gas furnace is working fine at time of service. Homeowner to replace 20 x 25 x 5“ air filter.
Found unit not working upon arrival. Found open fuse. Reset unit and installed new fuse test operation check all low voltage wiring and components. No issue on why fuse was tripped. Performed ac tune up on 3 ton Goodman communicated heat pump. Checked indoor operation ok clean trap inspect filter 313 ok check supply and return air ok checked outdoor unit refrigerant levels and pressures ok found capacitor reading below standard provided estimate to replace. Also noticed thermostat some times going blank. Thermostat might be blowing fuse. Provided estimate to replace communicated thermostat CTK04. Customer decided to just do flat rate tune up for today. (A/C side of the heat pump).
Upon arrival for maintenance of gas pack I checked the filter. Gas pressure is set to 3.5 non adjustable. Inspected blower motor and housing assembly. Looked at flame sensor. Inspected heat exchanger and flame through window. Checked air temperature rise. Performed a combustion test. Unit is in normal operation at this time.
Arrived at call for no cooling, customer states unit is making very loud sound when AC turns on turn on AC found noise was coming from condenser fan blade off, disconnected all wiring and pulled the entire sled out of the unit, pulled condenser blade and reset to where original markings were from factory and torqued the set, screw down to prevent this from happening in the future ran unit For 45 minutes as well as six month inspection. No other issues were observed with unit and customer is now a maintenance agreement member.

Performed time up on 1 year old Bosch heat pump. Checked all electrical and mechanical components. Checked refrigerant levels and temperature split of unit in heating mode. Checked drains and all associated wire connections as well as replaced customers filter and ran unit in emergency heat to test the heat strips. Checked the operation of the inverter in the outdoor unit and recorded all functions and operations of communicating system in the outdoor unit . No issues with unit at this time.
Fully assessed no cooling situation. Gave thermostat a call for cooling and nothing was running. Found easy trap all clogged up with dirt and air filter was very dirty. Customer signed up for maintenance plan. Replaced 20 x 20 x 1“ air filter. Unclogged drain with CO2 gun and flushed with water. Tested operation of Bosch heat pump system, and cooling mode. Temperature split was 20°.. 290/130 pressures are good.
Went to indoor unit and found eev or low superheat fault code. Went to the outdoor unit and noticed outdoor unit was not running. Removed door to find swollen capacitor. Replaced capacitor and system came on. Reset unit and tested operation.
Oil boiler is leaking from domestic coil in a few spots. Considerable wATer under boiler and making it way around basement floor to left of Booler. Primary control was locked out. Reset and bled pump of air. This is common when an oil tank runs completely empty and is then refilled. Boiler maintained 18 psi pressure as it heated to satisfy aquastat. Tested system. Combustion and draft tests pass. Talked with Kate about water leak. She said she is aware and plans on converting to propane soon. There is cast iron baseboard and radiant floor heating. 3 zones including indirect hot water. There is a newer indirect tank for domestic hot water. (Triangle tube) Oil boiler operating ok but homeowner is aware of leak.
Perform precision AC tuneup on Lennox heat pump system. Checked all electrical connections and components. Check temperature split. Brushed out easy trap and tested drain. Used UV, flashlight and glasses and looked over indoor coil did see a spot that could’ve been die, but recommend letting the system run longer so die shows up Leak must be very small. Check refrigerant pressures and temperatures. Tested outdoor capacitor. Did some bacterial growth in the ductwork provided estimate for Apco UV system. Lennox heat pump is working at time of service.
Foreign quality assurance on train inverter heat pump system. Checked over electrical wiring tested condensate safeties. Check temperature split. Checked over all the settings in the thermostat. Over Benning terminations in the ceiling. Tested out system and cooling mode. Check refrigerant pressures. System is working fine at quality assurance. Provided information about membership plan. went over thermostat settings with customer.
Air sealed gaps and penetrations, installed rafter vents, ventilated bathroom fans through roof, insulated attic to r-60, and insulated & sealed both attic hatches.
Reviewing the project completed by our team of hvac and home performance technicians. air sealed and insulated attic spaces and installed new high efficient Trane inverter heat pump system and all ductwork in home.
Installed 3ton heat pump and air handler, installed and insulated all new ductwork, installed 10 new supply vents and 20x20 central return, installed 30x60 drain pan with wet switch, and ez trap. Ran 12/2 wire from breaker panel with new double pole 20 amp breaker to air handler, installed surge protector for indoor unit , installed line set 3/4 and 3/8 with slim duct, installed 36x36x3 concrete pad with snow legs for heat pump, installed disconnect w surge protector, ran 10/2 wire to breaker panel with new double pole 30 amp breaker for heat pump, connected high and low volt wiring, tested out.

Follow up with proposal to engineer job and review air sealing/insulation project.
Peco tune up Checked the a/c side of the system. Checked the air filter and replaced, supplied by the customer. Inspected the wiring connections and the voltages. Inspected the indoor coil and flushed and tested the coil pan and the condensate drain line . Checked the blower motor condition and checked static pressure and amp draws . Checked the outdoor unit pressures by using super heat and sub cool methods. Inspected and tested the capacitor and checked the amperage for the fan motor and the compressor. Checked the indoor cooling splits at the return and the supply. The a/c system is working fine at this time of service.
