Ran new line set with low volt and pipped in Lineset to new equipment. Ran new condensate line with ez trap to new condensate pump. Ran new vinyl tubing from condensate pump to washer drain located in the basement. Installed new ecobee thermostat and wired in low volt with safeties. Installed new Bosch heat pump on a leveled pad with snow legs. Installed new disconnect with surge protector and wired into outdoor unit. Cleaned up work area and tested out equipment.
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time.
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time.
Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time. Also changed panel and checked drain and water on humidifier.
Put the unit in heat pump mode and tested operation and temperature split. Put the unit in emergency heat to test temperature split with aqua coil. We didn’t not install the oil boiler and it is under contract with another company. Did not perform combustion test. Customer may switch to us for boiler next season.

Gave blower motor a call for fan on. Found blower motor rocking back-and-forth, failed blower motor.. Replaced blower motor and housing and tested operation. Ran system in both heating and cooling mode, heat pump. System is working fine at time of service.
Perform precision heat tuneup on 30 year-old atmospheric gas boiler. Inspected burners inspected all electro connections and components. Tested operation of zone valves performed combustion test on boiler, efficiency was only 77%, recommend replacement of boiler. Also found 10 year-old water heater leaking from top nipples, this is not repairable at this point, recommend replacing water heater. Provided options for new atmospheric water heaters and also getting away from the chimney and installing a power vented water heater through the crawlspace and hammer drilling through wall. Boiler is at time of service.

On second floor unit test 10 KW backup heat airflow air filter 413 OK inspect coil conditions check refrigerant levels, test defrost cycle heat pump ok. On LP gas furnace clean sensor inspect burners check low and high stage. Perform combustion test check airflow supply and return service humidifier replace humidifier pad test operation of humidifier. Thermostat is set to 35% humidity. Cycle both units ok provided estimate to install UV light on each

Perform precision heat tuneup on hybrid carrier oil, furnace, and heat pump system. I’m owner wanted heat pump and oil furnace checked out individually. 16 x 25 x 4“ air filter is OK. Checked all electrical connections and components checked temperature rise. Replaced nozzle. Car bar oil filter is OK. Checked indoor evaporator coil. Heat pump evaporator coil is from 2007. Coil is extremely rusted and corroded ran heat pump and found it almost going off on high limit found refrigerant pressure up to 502 psi on the head, possible restriction. The way the system is running now. It will probably switch over more to the emergency heat when the heat pump locks out. Thermostat is also occasionally getting an E3 error code which means disconnected or failed outdoor sensor. Recommended to homeowner to replace heat pump system. Oil furnace is working fine. Performed smoke and combustion test. Set up appointment with our office to have someone come out to give a replacement quote .
Perform precision heat tuneup on American standard high-efficiency gas furnace. Replace 16 x 25 by one air filter checked all electrical connections and components .Clean flame sensor. Check gas pressure. Check temperature rise. Perform combustion test. Water heater is from 2014. Provided estimate to replace water heater. Also provided estimate to service humidifier. Gas furnace is working fine at Time of inspection.
Gas furnace tuneup on 2 furnaces . Checked the air filters and replaced . Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pumps on both units. Inspected the burners and flame sensors and cleaned . Inspected both flue pipes for leaks and bellies. checked the thermostats in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on both units . Both furnaces are in good working order at this time of service.
Fully assessed no heating situation. Found that when you give thermostat a call for heating it went into cooling mode. Found that orange wire between thermostat and air handler was broken. Used black conductor between thermostat to wire and air handler. Heating now came on double checked settings in the thermostat. Heat pump is working fine again at time of service.
Fully assessed no heating situation. Found three amp fuse blown at indoor unit. Went up on rooftop and found bad one pole 40 amp contactor shorted at outdoor unit. Replaced contactor and tested operation. Refrigerant pressures and heating were 342/124. Heat pump system is working fine again at time of service.
Fully assessed no hot water situation. Oil boiler is at least 30 some odd years old and does not work anymore most of the baseboard in the home ruptured from freezing. Looked over a job and provided estimate to install electric water heater and tie into existing half-inch copper piping. Homeowner will get back to us.
Upon arrival for no heat call on lp furnace unit had EE0 fault for excessive ignition retries. Cycled the unit and the gas valve is not operating. Tried tapping on it with a wrench and it still won’t open. Need to order a gas valve and replace. Unit has parts warranty.

Performed gas heat tune up check electrical low and high voltage connections and components, replace filter clean sensor and burners check temps rise perform combustion test noticed high exhaust temp. Performed smoke test and unit failed test to this time furnace is been red tagged customer is been aware unit condition. Unit is overheating and there is a breech in heat exchanger this could result in exhaust air coming into home. Immediate repairs are needed or system upgrade. Customer has been advised about heat exchanger issue and repairs have been presented. During today’s visit replace condensation pump and service humidifier.
Performed gas boiler tune up. Check electrical low and high voltage connections and components, inspect burners, gas valve, test water te,or and pressure ok test limit checked draft and performed combustion test ok cycle boiler. Noticed relief valve leaks little but if water. This is due to expansion tank being 2.4 gallon just enough to support heat load. Boiler is about 35 years old. Would recommend replacing boiler. Also restated red tagged on system. Air conditioning has an open return crating negative pressure in basement affecting draft on water heater and boiler. Customer should do something to fix this. When system don’t have good draft carbon monoxide could leak into home. Land lord is aware about this situation.
Found that Condensate pump in the process of failing and was overfilling as a result. Was not able to pump fully and was struggling. Installed new 1/2 gallon condensate pump. Ensured vinyl tubing is clear. Wired in safety added a tee where treatment tabs or vinegar can be added to help maintain pump. Humidifier was not level. Cut back top right corner so that when it is anchored it’s now level. Drain was also not properly pitched. After tested pump several times. System operating well at the time of service.
Completed quality assurance inspection for 100,000 BTU propane furnace. Single stage. Inspected installation : mechanical, flue piping, gas piping, wiring and control boards settings. Confirmed proper manifold propane pressure. Verified flame rectification circuit. Checked over heating performance Verified operation of bypass humidifier: Good; pad is in good condition Combustion and draft tests: Pass Install passes quality assurance inspection.
Fully assessed smell from return ducts. Looked inside blower cabinet return drop and that returned grills and did not see any bacterial growth. Did talk to customer about Apco XUV air purifier for different smells and odors. UV also kills bacteria. Highly recommended , provided promo price also recommended to customer to add a dehumidifier to basement space to get rid of musty smell, and reduce humidity . Ran system and heat pump mode and oil furnace. System is working fine at time of service. Homeowner to replace air filter.
