Triple Aqua that was summer winter hook up has failed looked on truck did not have this aqua stat. Also found oil boiler is very dirty inside. Provided estimate to replace aquastat. Also explained to homeowner that the boiler is almost 20 years old and recommended replacement. How many decided to do the repair will need to get back hopefully tomorrow to do oil boiler cleaning and install aquastat. Homeowner does have woodstove as a back up.

Equipment is 2.5 ton AC with 85,000 BTU high-boy oil furnace. Used inspection camera and found several hot spots on heat exchanger. Heat exchanger failed smoke test. Ran blower motor and there is considerable blow back when power/smoke is introduced to heat exchanger. This proves that there is a breach is heat exchanger. Flue gasses can and will make there way into airstream of living space. Combustion tests revealed 400+ PPM Carbon monoxide. I red tagged oil furnace. Do not operate. May cause severe illness or death. Based on the serial number nomenclature this furnace dates to sometime between 1981 and 1988. Furnace should be replaced immediately. I called Isia and informed her. She wants consultation for system upgrade. Discussed with management and tenant. will be available tomorrow. Consultation is scheduled for tomorrow at 10AM. Isia agreed authorize payment for diagnostic fee.
Discussed goals and concerns with customer and verified and ERV on site, so no concerns about the house being too tight. Discussed recommendations and solutions with customer and offered to build proposal in-home. They preferred that I build it and email it to them, which I will do this afternoon.

Arrived at call to replace main control board for Thermo pride furnace, unwired old control board and removed it out of unit and wired new control board into unit and checked all electrical connections ensuring everything was in the proper place. Turned the unit on and heard a pop from the cabinet. Inspected new board to find it burned out the same way the old one did, did some more diagnostic work and found the blower motor was shorted to ground and was the original cause of the failure. Jim was contacted and is ordering another board and a blower motor.
Arrived for no heat on the new system that was installed last February still under warranty and labor. Found low volts fuse was blowing on the board found low side to be good . when powering up the board it must had a weak solder joint on the back it wasn’t responding, found a burn mark on the back of the board. The control board is failed. It needs a new control board. The office has a new board ordered and will contact the customer when we have it on hand. No charge for today’s service.
Performed tune up on Amana, gas furnace, checked combustion levels and gas pressures as well as temperature split across the unit and all the associated ignition components including cleaning the flame sensor. Hot surface igniter was checked as well as blower motor and inducer motor. Humidifier was set 35% and drains were cleaned for the furnace, no issues with unit at this time
Did a QA on a new trane 2stage gas furnace . Checked the cleanliness of all the wires and connections. Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Checked the control board for proper set up and checked the thermostat for set up. Checked outdoor level and the disconnect level make sure all penetrations are caulked . Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service. Collected yard sign.

Perfomed inspection on trans heat pump with gas furnace back up. Tested heat pump system first by running unit in heating mode and connecting gauges with the outdoor unit, tested systems, pressures temperatures, and all associated electrical components as well as superheat and sub cool values. Tested systems in inverter integrity and amp draws on the motors. next tested gas furnace system. Perform combustion analysis checked hot surface igniter, inducer motor amp draw, blower motor amp draw, and flame sensor. Unit is running good at this time customers having issues with old thermostat so I proceeded after testing unit to replace new controller and thermostat as well as add a new humidity sensor, had issues reconnecting everything had to get Nate the installer to come out and give me a hand after we reprogram system and add all equipment and all sensors. Everything was tested for duration and unit has no issues at this time.

Fully assess no heating situation. Customer had purchased a new Beckett burner and it was sitting in front of the furnace. Found oil furnace is a 1999. Inspected heat exchanger found some rust and corrosion on heat exchanger. Oil furnace is not worth fixing. Also found return is open to the basement . only real option is to replace oil furnace. Set up appointment with our office to give a replacement estimate.
Fully assessed humidity situation. Found thermostat reading 72% humidity and set to 71° on cooling. Used my psychrometer and found the humidity to be about 63% humidity. The homeowner has their own reader and it was matching my psychrometer. Checked in thermostat settings, and found the thermostat does have a humidity offset, but it was only 5°. Removed thermostat from the wall and used a piece of foam tape and sealed cavity between thermostat and wall cavity. Now found thermostat reading. 71 degrees at 60% humidity. My pschrometer was reading 55% and also homeowners humidity sensor was 55%. Offset thermostat in settings by 5% in the settings this is maximum offset. Still found thermostat to be in accurate by about 5%. Will talked to our office about possibly replacing thermostat. Also talked to homeowner about our home improvement division that could check over the home for improvements.
Removed old gas furnace and A/C outdoor unit, installed new A/C outdoor and gas furnace. Flushed lineset, adapted to supply and return, installed new condensate pump with ez trap, 3/8 vinyl tubing to indoor drain, adapted to flex fuel line, adapted to existing 2” flex, added blower motor surge protector, installed thermostat, new pad for outdoor unit, disconnect with surge protector, connected high and low volt wiring, tested out.
Completed heat tune up for 60,000 BTU propane furnace: Replaced Aprilaire 413 filter Inspected burners, heat exchanger, pressure switches, inducer assembly and components Inspected ignitor and confirmed ohm reading Cleaned flame sensor with 0000 steel wool and verified flame rectification circuit Checked drains and condensate pump Confirmed manifold propane pressures Measured temperature rise and static pressure Combustion and draft tests: Pass Completed humidifier service. Replaced Aprilaire 35 panel. Housing and drain are clean. Verified wiring and tested humidifier. Water feed valve is set to deliver proper water flow. Set humidistat to “5” or approximately 35% RH System is operating well at this time. Homeowner paid for filter replacement and humidifier pad today.
