Did a QA on a new trane 2stage gas furnace . Checked the cleanliness of all the wires and connections. Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Perfomed inspection on trans heat pump with gas furnace back up. Tested heat pump system first by running unit in heating mode and connecting gauges with the outdoor unit, tested systems, pressures temperatures, and all associated electrical components as well as superheat and sub cool values. Tested systems in inverter integrity and amp draws on the motors. next tested gas furnace system. Perform combustion analysis checked hot surface igniter, inducer motor amp draw, blower motor amp draw, and flame sensor. Unit is running good at this time customers having issues with old thermostat so I proceeded after testing unit to replace new controller and thermostat as well as add a new humidity sensor, had issues reconnecting everything had to get Nate the installer to come out and give me a hand after we reprogram system and add all equipment and all sensors. Everything was tested for duration and unit has no issues at this time.

Fully assess no heating situation. Customer had purchased a new Beckett burner and it was sitting in front of the furnace. Found oil furnace is a 1999. Inspected heat exchanger found some rust and corrosion on heat exchanger. Oil furnace is not worth fixing. Also found return is open to the basement . only real option is to replace oil furnace. Set up appointment with our office to give a replacement estimate.

Fully assessed humidity situation. Found thermostat reading 72% humidity and set to 71° on cooling. Used my psychrometer and found the humidity to be about 63% humidity. The homeowner has their own reader and it was matching my psychrometer. Checked in thermostat settings, and found the thermostat does have a humidity offset, but it was only 5°. Removed thermostat from the wall and used a piece of foam tape and sealed cavity between thermostat and wall cavity. Now found thermostat reading. 71 degrees at 60% humidity. My pschrometer was reading 55% and also homeowners humidity sensor was 55%. Offset thermostat in settings by 5% in the settings this is maximum offset. Still found thermostat to be in accurate by about 5%. Will talked to our office about possibly replacing thermostat. Also talked to homeowner about our home improvement division that could check over the home for improvements.

Performed precision oil tune up on Weil McLain oil boiler. Brushed and vacuumed heat exchanger chimney base and smoke pipe. Replace pump strainer, .85x45b nozzle and rf1 oil filter. Test water pressure and temps ok water limit set to 180 F test ok. Performed smoke and combustion test. Oil boiler is working fine at time of service. While on site customer asked me if I could replace one of the 1/2 water valve for outside spigot. Provided estimate for replacement 1/2 valve customer approved pricing. Took photos of new water valve check for leaks ok no leaks. Water pressure to house is around 30 psi. Replacement of 1/2 water valve

Performed gas heat tune up/cleaning check electrical low and high voltage connections and components. Replace filter 16x25x1 clean sensor and burners inspect igniter. Check gas pressure performed combustion test, during heat exchanger inspection found all rings in bad shape look to be rings are about to break creating opening to heat exchanger, once this happens gas furnace is no longer safe to run. At this time repairs should be done before customer starts to use heater. Under company safety guidelines furnace has been red tagged and informed to customer. From now on they are responsible if they want to continue using heater under these conditions.

Upon arrival of furnace maintenance I showed Karen how to adjust the backlight on thermostat. Then proceeded to basement and checked air filter and water panel. Both are in good condition. Arrived for no cooling. I first started with the indoor unit and checked the blower operation. Inspected the coil and inspected the air filter. Found the filter was dirty. Replaced the filter the customer supplied. Checked the outdoor unit and found her dual capacitor has failed. Quoted for the repair and she approved. I removed the failed part and replaced with new. Arrived for a customer concerned about water by the filter. Remove the main door and then I removed the coil door and didn’t see water but did see the water in the primary pan which is normal. She thought the water in the primary pan was an issue. I did water the coil pan and the drain and checked the system charge. Everything is working fine at this time.

Performed quality assurance on recently installed Trane hybrid system. Customer had some concerns with humidity levels inside the home. Checked settings in the thermostat. Customer was generally setting the temperature to 72° but had about 68 humidity. Change compressor speed in the thermostat from factory to 40%. Checked refrigerant pressures and temperatures. Changed coil temp in the thermostat from 32° to 35° to prevent freezing. Found cover missing from relay panel box in basement. Will need to order new cover plate For relay panel and return and install. Checked over all wiring and electrical components. Checked humidity levels in basement found humidity levels of around 64 to 65% humidity in basement. Customer has a dehumidifier is only a 21 pint dehumidifier suggested getting a 50 to 55 pint Dehumidifier and first removing the humidity in the basement to help the rest of the home train system is working fine at quality assurance

Tested system. 413 filter Ok Compressor amps 6.5A Refrigerant pressures 140/300 7° SC Good Temperature split 75.2-57=18.2° Good System operating well at this time.
