Oil tank has some rusting. Recommend installing ductless for now. Recommended to install Mitsubishi with air handler in attic space and 1 wall unit for first floor for now. Possibly add a 2nd wall unit for sunroom that would be independent. I need to perform some calculations and will follow up with proposal.

Inspected control board. Checked all electrical and connections. Checked operation of the inducer motor. Checked gas pressure. Checked air temperature rise. Performed combustion test. System is in normal operation at this time.
Perform two propane heater tuneups. First and second floor carrier 80,000 BTU furnaces check electrical components, low and high voltage, inspect air filters, clean flame sensor burners check resistance on igniter. Inspect heat exchanger check, blower motor and capacitor and blower wheel. Second floor furnace was not running upon arrival found ceased inducer assembly manually turn motor to get the unit running again inducer was replaced 2 1/2 years ago by other company. During today’s visit found both heat exchangers, and extremely sign of overheating igniters are both reading below standards. Burners were first floor are corroded and carryover was almost clogged. Arrived to location to perform gas heat tuneup upon arrival found unit running on air-conditioning. Set thermostat to call for heat. Perform combustion test, check electrical connections, and components, low and high. Inspect blower and capacitor check Tempe rise. Air filter ok. Clean sensor and burners gas pressure ok performed safety test on heat exchanger and failed test, used camera to scoop heat exchanger and found massive rust and corrosion on heat exchanger some of the rings have crack showing separation. At this time red tagged furnace and called person in charge of the account. System is from 2006 we could do repairs but cost will around the same as replacement with new system. Home comfort consultant to come tomorrow at 12 to size up system and provide options.
No heat. Found both thermostats set to heat but no operation from heater. Checked furnace status, no error codes showing. Furnace is only getting a call for G. Customer uses a zoning panel dampers are been disconnected. Found zoning panel to be the issue not sending W signal to furnace. Talked to customer about issue customer wants to use only one thermostat (first floor) wired heater to first floor stat and elimated zoning panel. After repair test operation of furnace ok cycle couple times ok. Quoted to install smart thermostat with room sensor.
On arrival found thermostat was blank went downstairs to the furnace to check the condensate pump . Found the pump wasn’t full of water but found common wire to the safety was a loose connection causing the unit thermostat to be blank. Tighten the wire nut and the wire leads and tested system operation. The first floor system is back up and running at this time of service.
Customer was moved (tune up visit) due to a heater malfunctioning. Upon arrival, found furnace with no power. Electrical switch at the left side of the unit was turned off by accident. After resetting switch, test operation of unit, found unit to be on an error code regarding pressure switch not closing. Found restriction on exhaust. Provided estimate to clear restriction customer approved repairs. Cut 3 in pipe and cleared pipe (hornet nest) after clearing pipe performed combustion test and also performed tune up. Gas pressure OK cleaned sensor check drain ok clean filter ok test lol three zones ok. Flush drain and test pump ok. Check supply and return air ok. Cycle heater ok.

Shut water supply off to water heater, Drain down the water heater. Disconnect hot and cold-water lines, clips for the exhaust pipes, and all the water lines inside tankless water heater housing. Remove all the sensors from the heat exchange and then remove the heat exchange and install new one in its place. Reconnect all the sensors with new hi temp seals. Reconnect all the water lines with new seals and clamps. Re attach exhaust with new seals as well. Connect hot and cold-water lines back up, fill to pressurize system to ashore no water leaks. Turn system on and test operation of the system. 10/03/24
