Upon arrival I spoke to Kate and she mentioned she doesn’t feel as if first floor unit was working. I went inside and turned on tstat for first floor system. I went down to first floor system and it was not running. I had an error code ee2 pressure switch fault. I reset the unit and checked voltage at pressure switch with inducer running. I had 28 volts across all three pressure switches. I put manometer in line with pressure switch and had. 1.1” w.c. with inducer running. Still no ignition. I pulled exhaust off and tried to light again. Still ee2 fault. I looked at schematic to where the wires went to board. I had 28 volts outgoing and incoming of safety circuit and still ee2 fault. I powered down unit and taped on all relays on the board. I turned the unit back on and it fired. Safety circuit relay was stuck on control board. When unit light I performed tune up and had 197 CO in exhaust gas. Shut unit off to check gas pressures and wouldn’t light again. Office waiting for eta on cont
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time. Humidifier was wired electric heat only. Moved to hum terminals. Was 22% humidity when I arrived.
Installation of an Aprilaire 600M Bypass Style Humidifier for the home. Enrollment in the annual Service Membership Program for a Gas Furnace/Air Conditioner system. Test operation after installation no water leaks. Showed customer how to use humidifier cycle heater ok. During today’s visit inform customer about gas piping issue and also condensate pump wire into furnace switch. solution were presented, hard pipe gas line and removed flex line from inside cabinet and installed 4 in electrical box with receptacle and installed new condensation pump electrical socket. Emailed estimate.
Proposal for gas furnace replacement. Trane equipment requested. Reviewed information sent by customer and created and emailed proposal options for Trane and Goodman equipment.
Heat pump system 6 month check up. Checked the wiring connections on unit set up and inspected the coil and blower on the indoor unit. Replaced the air filter , customer supplied. Checked the electric heat operation. Checked my safeties and drain trap . Set the thermostat to heat mode. Went to the outdoor unit. Remove the cover and checked all components. Check voltages and amp draws. The heat pump side and system is working fine. Also on site installed a gateway red link for WiFi capabilities. And replaced the outdoor temp sensor . Collected 205.75.
Performed precision heat tuneup on six systems total. One was a six month inspection. Replaced 3 213 air filters. Replaced two number 35 humidifier pads. Check temperature rise on all systems. Found failed low water cut off on propane gas boiler. Boiler pressure was at 19 psi but control was not working. Power wire through for now until control is replaced. Tested capacitors. Looked over digital read out on all Bosch systems. Flushed basement water heater. Water heater on second floor is 12 years old. Provided estimate to replace water heater. Check all refrigerant pressures and temperature at indoor and outdoor units. All systems are functioning at time of service. Replace low water cut off
PECO Heat pump tune up 3 ton heat pump 80,000 BTU propane furnace hybrid: Replaced filter provided by homeowner. He is using 20x20x1. A 12x20x1 will fit in the filter rack. Indoor and outdoor coil both in good condition; outdoor unit is not level. Heat pumps can have a little pitch but the pitch of this unit is too much. Left estimate to level outdoor unit. Inspected wiring, controls, electric motors and components. Left estimates for surge protectors. Left previous estimate for outdoor contactor and start kit that’ll Thermostat does control propane heat based on outdoor temperature. There are no water safeties. Trap has a good amount of debris in it, no way to truly clean it. Left estimate for EZ trap with overfill protection switch. Also left estimate for wet switch, Measured temperature rise and static pressure Monitored R410A refrigerant pressures and diagnostics: Good System operating well at this time. Completed heat tune up for 5 ton Bosch inverter with 20KW electric heat kit. Opened bypass damper of humidifier. Homeowner will replace Aprilaire 35 water panel. Humidity set point is controlled by the thermostat. Set for 36%: Good Replaced 20x22x1 filter Both the indoor and outdoor coil in good condition Inspected wiring and controls. Measured amp draw of each 6/2 wire of 20KW (36A and 37A =73A) Good. Left estimate for blower motor surge protector. Measured temperature rise Drain and EZ trap are clear. Monitored R410A refrigerant pressures 116/333 outdoor temperature 58° System is operating well at this time.
Performed precision AC tuneup on three mini split AC systems with a total of seven indoor heads. Checked all washable filters all washable filters OK. Found bacterial growth in all indoor mini split heads that does not come off and is all up and through the units. Check temperature split on all units inspected all electrical. All electrical systems are very old 24 years old. Found one indoor head on the first floor that only the fan came on and did not bring on outdoor unit. Found lots of insulation missing on line sets. Indoor units in the home are placed very oddly to outdoor unit locations. After fully assessing the systems would recommend replacement of all mini split systems.

Adapted to existing supply plenum and sealed all air gaps. Installed new 25x10 Return Drop with new return air filter rack. Ran new copper lineset from indoor evap coil to outdoor unit, new pad, disconnect with surge protector and wire whip. Tested all equipment, sealed all holes and penetrations through house.

Changed filters, inspected coils, cleared drain, checked delta t, checked electrical, checked capacitors, checked pressures. Basement unit had high pressure switch in condenser chewed wire by mouse. Removed top of unit and repaired wire. Found the unit for first floor 50% void of 410a. First floor York system needs replaced. Low charge may have damaged compressor.
Fully assessed no cooling situation. Found multi zone custom ductless mini split system. Found air handler in attic completely frozen up. System is about 2 years old. This home is an older home and job is very customer, lots of flare joints and conections. After talking to homeowner installing contractor was out to perform a leak search and said they had fixed the problem. Homeowner is going to go back to the installing contractor to first see if they can get the problem resolved. There is a very good possibility that the refrigerant leaks is at some of the connections. Coil is completely frozen at this time. They will contact us if they do not get a resolution from the installing contractor.
After hours call. No cooling call. Found system off upon arrival set thermostat to cool and checked operation blower runs, outdoor fan running but no compressor, found failed capacitor quoted to replace capacitor and other recommendations. Customer approved basic repairs (capacitor only) after repairs test operation checked refrigerant pressures ok. Offered service plan customer will think about service plan and other recommendations.
Performed QA on Bosch Heat Pump system. Tested system in Heat Pump, auxiliary heat, and cooling modes. Measured Amp Draw on the Heat Kit. Reviewed settings on the thermostat and the system. Switched the J2 Dipswitch and the S4 Dipswitch at the outdoor units for size of the unit and increased dehumidification. The wireless outdoor sensor was mounted face down underneath the unit where the lineset connections were. When I took the sensor out it was filled with water. The sensor has failed and needs to be replaced. New sensor can be installed underneath the deck. Not having the sensor does not affect the system performance. Customer also asked about the Gateway so he has internet connection. Before we go back to install the sensor we can send him a price for the Internet Gateway. Need to check pricing on the gateway before sending any estimate.
Installed new Bosch air handler with 10kw heat kit. Built new return and supply. Masticed all duct work per the jobs quote. Ran new power wire and breakers for airhandler and outdoor unit. Installed new thermostat and wired in low volt with safety’s into the unit. Ran new condensate line with ez trap to the outdside. Ran new lineset and adapted to new equipment. Installed new heat pump on leveled pad with snow legs. Mounted new disconnect with surge protector for the outdoor unit. Removed oil tank and recovers all oil.
Performed QA on Bosch Heat Pump/Air Handler system. Tested system in Heating and Cooling modes. Tested the 10kw Auxiliary Heat Kit on unit. Checked all programming and turned enhanced dehumidification on at the outdoor unit (S4 Switch). Recorded the tech support case number from the install. Tested the wet switch safety and ez trap safety. Completed checklist form in system. Homeowner is happy with this install and the other two units. No additional follow up needed.
