Thoroughly cleaned evaporator coil inside and out and sprayed down all the u bends on the coil. Also sprayed and wipe down evaporator drain pan. Ran system and AC mode for about 30 minutes and let condense to see if returns. Also got homeowner to smell at the vents. After kicking heat pump heat back on cold smell the dirty sock smell at initial start up. Called trane tech support. Trane recommended using bio fresh cleaner after thoroughly cleaning evaporator coil. Will go over info with our office.

Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Clean sensor and inspect burners ok performed combustion test check supply and return air 65 degrees temperature rise. safety test on heat exchanger failed. Issue was carbon monoxide detector going off. Fire dept had been here but homeowners had already aired out the house when they arrived. So fire department told them they couldn’t really check for CO. The CO detector that went off is plugged in within 5 feet of appliances; water heater and furnace. Visual inspection of heat exchanger found a couple of eyelets that are very close to being rusted through. Also a few already at front of heat exchanger where it meets burner compartment that are close to cracking. There is. Total of 100,000 BTUs for the appliances in the closet. So you need 100 sq” of air to the mechanical room. You can cut grilles into doors for this. There is a gap between frame and top of door but not enough. Combustion test for furnace passes and CO levels well within limits. Smoke tests pass. I did the tests with the mechanical room door closed. Also vacuumed and brushed burner compartment there was dirt and lint there. Including on backside of inducer motor whee

Spayed gas fittings with soap bubbles. Very small leak at union to furnace. Tightened. No other leaks found. Tested furnace operations: Ok Furnace appears to have been installed in 2022. Serial number dates to 2021. Replaced 16x20x1 filter. Was very dirty recommend replacing every 2/3 months. Homeowner mentioned that AC was not running. Emergency switch on wall outside mechanical room was off. Tested AC operations. Outdoor coil very dirty. R22 system. Pressures slightly low. Considering age of the equipment, I encouraged homeowner to upgrade AC. He will contact us to set up consultation on Monday. He isn’t sure of exactly when he will be available. Homeowner decided to become AC+Gas Heat plan member. Paid for diagnostic fee and plan membership today.

Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Performed tuneup on five year old Goodman gas furnace performed combustion analysis as well as check gas pressures and temperature split across unit. Clean flame sensor as well as all other ignition related components including hot surface igniter and inducer motor, got amp draw off, blower motor and inducer motor customer filter was quite dirty showed and he said he is going to get one later to replace it but is aware he needs another one. Tim is a very pleasant, diligent service rep for your company. My only complaint is that I was charged $170 and had no results from the visit. Tim had trouble dealing with my Nest thermostat after a new router was installed in my home two days ago. He worked hard to solve the problem to no avail.
