Perform tuneups on two gas furnaces, check both units and heating mode and tested combustion and gas pressures as well as cleaned and checked flame sensor in hot service igniter. Both units had the temperature split checked as well as the inducer motor and the heat exchanger, blower motors were also inspected and Filters were changed. The circulator pump I own for flushing, tankless hot water heaters was not working so I could not do the flush at this time. Customer was notified and we have to return it another date to do the flush.

Found failed thermocouple. Replaced thermocouple on boiler and tested operation. Boiler is from 2003 explained to customer that a new boiler would be between $10,000 to $14,000. Performed combustion test on boiler and tested both zones. Gas boiler is working fine at time of service.

Returned to site to install new Oil Fill Alarm. Disconnected piping to the original Fill Alarm Whistle. New Fill Whistle was a combination Whistle with a Tank Gauge. Moved to the connection on the tank where the original tank was located and plugged the old Whistle connection. Repiped the section of the Fill pipe and added a Union fitting. Once we had the fill pipe apart found the whistle was completely clogged which caused it to fail. Also found that it was not 1-1/4” pipe but was 1” pipe. Let the homeowner know that in the future it may need to be replaced with a larger fill pipe.

Arrived onsite to take measurements of the Oil Piping to the tank. Fill pipe = 2” Black Iron Vent pipe = 1-1/4” Black Iron x 2” Connection at the tank Took photos and recorded measurements of the piping going to the outside of the home. Oil tank has about 1/4 tank of oil left. They cannot get the oil filled until the whistle is replaced. Let her know we would review the estimate and resend it. She asked if we haven’t already provided service plan pricing if we could add a service plan on to the estimate for them to review. She said they currently do not have anyone servicing the Furnace.

Smaller package gasa/c system is still down since 5he last visit. No point in performing a tune up on this system.

Found gas furnace locking out on a limit open code with no limits open checked limits with a meter. Circuit board has failed. Package gas a/c has 2 boards in the system would recommend replacement of both board. Will need to get a price from the distributer on circuit boards. Other option is to replace the package gas a/c. System kicked on, performed combustion test, checked gas line for leaks, inspected duct work, checked temp rise, checked filter and changed filter. Checked drain, checked pressure switches, inspected inducer motor, checked capacitor on blower, inspected blower compartment, checked ad tested flame sensor and inspected igniter, tested and checked gas valve and pressure, inspected burner assembly and check and tested heat exchanger, system is running at the time of service. Capacitor on blower is reading weak. Informed customer and offered to change on site, customer would like to see it through until next maintenance.

Found boiler running upon arrival. Customer complaint was back rooms not getting hot, current boiler is single pipe hydronic, checked water piping all baseboard is getting hot. Those rooms are last of circuit. Also both rooms do not have sufficient baseboard. System is working fine.
