Found extinguished pilot at 75,000 BTU natural gas furnace located in attic above drop ceiling at the end of hallway apartment. Ultimately determined Failing thermocouple and clogged pilot tubing. The blower door is taped because this is not the original blower motor an protrudes beyond the frame of the furnace. This makes it very difficult service and even relight the pilot. I replaced thermocouple and clamps pilot bunt and assembly. The furnace cycled on and off several times however the pilot did randomly shut off once. The gas valve is in the process of failing. Equipment is from 1991. If thenanta call in with a no heat issue the solution is to replace the furnace. System is operating when I left but is likely to shut off at some point. I had final conversation with Carolyn and she would like a consultation for system upgrade quote ASAP. Upon arrival I went through thermostat and checked alert history. Was only 185.05 compressor lubrication. This is more of a notification than an error. No issues there. I went into attic and had 66° return and 105° supply with no emergency heat. I went to outdoor unit and checked pressures. Pressures are normal. No fault codes on indoor or outdoor boards. Thinking noise is defrost cycle. System is in normal operation at this time.

The sound that they were concerned about is the normal operating sound of the new condensate pump. A high efficiency furnace will produce anywhere from 5-7 gallon of water per day and there is a humidifier so pump will energize throughout the day. Went over this with Kevin. System operating well at this time.

Fully assessed no heating situation. Found system locked out on error codes. Took photos of the error codes. Explain to homeowner that a lot of times these error codes are due to a change in the power coming into the home. Showed homeowner how to reset indoor breaker and outdoor heat pump breaker. Ran system in test mode for both heat pump at 100% and second stage gas furnace. Perform combustion test. Hybrid system is working fine again at time of service.

Miller oil furnace for double wide trailer. The door switch was off which stops power to oil burner. There was a piece of tape there to keep this switch closed, but it had made its way lose. I put new tape there. However I found that if you push the top left corner in it will keep switch engaged. Combustion test ok System is operational at this time. Left estimate for oil heat tune up.

Oil furnace is not working found primary locked out on ignition. Use contractor tool from Beckett to troubleshoot unit. Found last two cycles did not light. Check oil, flow pump pressure 110 psi inspect nozzle and electrodes. Found nozzle to be clogged preventing oil flow to the burner ignition zone. Replace nozzle test operation re-adjust electrodes and perform combustion test recycle furnace six times and all six times unit came on with no issues cad cell reading average is 320 on every cycle. Found that vinyl tubing (condensate discharge) had frozen causing the pump safety to open and shut system down. I ran new vinyl tubing and installed barb in plumbing. Secured new tubing and tested system. System operating well at this time.

*Did not have r32 to fully charge. Check charge and adjust at later date.* Set unit in place on furnace feet. Adapted to Supply duct work and installed new return drop with aprilaire 2410 filter. Ran new line set from indoor unit to outdoor unit. Ran new condensate drain to gravity drain with new eztrap safety switch. Made all high and low voltage connections to unit. Adapted to existing vents. Set new unit on new pad and leveled. Installed new disconnect with internal surge protector and sealed to wall. Piped lineset into unit. Brazed pressure tested evacuated and charged unit. Made all high and low voltage connections to unit. Performed test out procedures cleaned all work areas and reviewed installation with homeowners.

Installed new Gas Piping in the basement to the area where the Dryer will be located. Tapped into the existing gas piping in the basement. Ran Flexible Gas Pipe through basement (35' - 40'). Install Floor Flange behind dryer area with Shut Off Valve. Cap the Gas Line in preparation for the dryer to be installed and connected. Turn the Gas Supply on and test all connections for leaks. Final connection from the Dryer to the Gas line to be completed by the Dryer installation company.

There was small amount of water in equipment pan. It had caused wet switch to open. Homeowner had reset the switch before I got there. I first opened both furnace compartments and there was no water on either. There was a small pool of water in one corner of return drop. I ran humidifier for 5 min and furnace for 8 min to try to cause leak to recur/ find source of water. Ran system and humidifier several time as to try to identify source of leak. Leak did not show itself. There is a n appliance connector at furnace gas piping to the gas valve. This should be redone in 1/2” black iron piping. Will give (2) separate estimates (1) get rid of appliance connector at gas piping and replace with 1/2” black iron. OR (2) Re pipe gas (propane) line so that it falls behind the humidifier bypass duct. This will involve shutting off propane to the house and then making sure gas fire place and stove a relit afterwards. System operating well.

Reviewed air temperature rise from oil furnace. Found to be set at 40 degf after 10 mins runtime. Lowered fan speed to red wire , low fan speed setting and remeasured at 54 degf , max temp rise is 70 degf for furnace. Supply temp at 127, return temp at 73 degf. Temperature will drop in pipe in crawl space until crawl is sealed. Supply Air temperatures are relative to return air temperature.

Performed 6 month inspection on gas furnace. Checked unit in heating mode and tested combustion and gas pressure in both high fire and low fire, tested blower motor and inducer motor in both modes and tested temperature rise and air filter. Flame sensor was cleaned and checked and hot surface igniter. No issues with unit at this time. Customer states she is having trouble cooling the upper floors and would like a quote on a mini split system for the upper floors. Air filter size is aprilaire 413 .

Perform precision heat tuneup on 2018 train high-efficiency gas furnace. Homeowner just replaced 210 high-Efficiency air filter. Also 35 humidifier pad is clean. Found quarter inch tapping that feeds humidifier is very corroded at valve provided estimate to replace with newer shark bite style quarter inch tapping. Also found no wet switch installed in case humidifier would leak on the floor to shut down system Provided estimate for wet switch. Clean flame sensor. Blew out drain tubing. Tested condensate pump. Checked temperature rise. Performed combustion test. Gas furnace is working fine at time of service.

No hot water, found rheem atmospheric 50 gallon water heater off upon arrival. Violet it out, tried to relight the pilot pilot states on turn thermostat to regular temperature and noticed flames bouncing. Removed pilot and clean assembly inspect indoor condition notice some areas that are wet. Check chimney base OK try to relight pilot once again and the burner came on still flames bouncing. Water heater needs new assembly and new temperature valve. there is a small leak, from the a rod fitting on top of the water heater. Current water heater is from 2016 provider an estimate to replace water heater. Customer decided to replace water heater. Customer also paid 50% down for the replacement office to follow up with customer tomorrow morning.

No heat situation. Customer thinks the heater stopped sometime last Friday night. Found unit off upon arrival inspect heater check blower motor and wheel started heater found inducer assembly wheel broken in pieces. Performed visual inspection on parts that could be check without furnace running. All ignition parts are below standards. Heat exchanger is showing lot of corrosion and rust. Unit is from 2005. Provided estimate for necessary repairs. Once we get unit running we will perform combustion analysis and safety test on entire unit. Would recommend getting an estimate to upgrade system before we perform any repairs. Home comfort consultant to come later on today.

Venting is too long for 2” or should have been 3”. There are 7 short throw 2” 90s and a low profile concentric kit. Total of 8 90s. Maximum allowance with 8 is 40 feet. Goes from basement up to first floor ceiling and out of back of house. Totaling about 50-55 feet. Could possibly switch all possible 90s to 45 and do a normal termination outside. Or run new venting on basement ceiling out of back of house. Side of house may be better.

Upon arrival Diane showed me the low water cutoff light flashing. Checked all valves and all was open. Checked water pressure gauge and it read 22 psi. Put on a separate water pressure gauge to make she that one wasn’t failed and giving a false reading. Other gauge said 22 psi as well. Reset system and it turned on. Tested low water cutoff. Function was normal. Diane mentioned she’s been having power spikes. Could be possible cause.
