Installed new spit
Upon arrival for heat maintenance on heat pump tune up I checked the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time.
Arrived to perform leak search. System already had dye in it so I started with uv search. Inspected evap coil, Lineset in ceiling and outdoor unit. No signs of leak. Moved on to bubbles. Hit all joints and shaders with bubbles and found no leaks. Moved to electronic leak and found nothing there as well. In history it says two pounds removed after weighed in charge of coil replacement. This would have had no affect to system until very low outdoor temps. Pressures are still holding from last weeks visit. We have to do tune up on 20th will check again then.

Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
Estimate
Arrived for no heat. The system was calling for heat found blower was running, but nothing on the heat side was running. I reset the unit to watch system sequence found burners will light across ran in low fire and high fire and immediately back to low fire, and then shut off. found a restriction at the flue pipe near the inducer at the drain line, causing issue with the low pressure switch causing the system to trip out. Cleared to restriction and tested equipment again. Furnace fired up and went from low fire to high fire and stayed in high fire and ran for the remaining time I was there. The system is back up and running at this time of service.
Arrived to the customers home to look at his oil furnace blower motor is not coming on. Found motor module and motor have failed. Quoted to customer 3,900.00 for new motor in module with labor also quoted 1650.00 for a new I comfort Wi fi thermostat. I also gave the customer the option since the unit is over 10 years old for replacement. Customer would like to get pricing on new equipment before replacing the motor and thermostat. I contacted the office and they have him scheduled today at 3:30. Collected for diagnostics for today.
Landlord called in to the office for 4341 not heating Ocean Palace. Upon arrival, found thermostat in the off position set thermostat to heat and checked operation. Indoor and outdoor units came on. Check supply and return air temperature regular heat pump Delta it’s 19° split with emergency heat on. It’s 40° split with emergency heat. check r22 refrigerant pressures. System is heating ok. No issues found. System is over 35 years Old system is very inefficient is having hard time producing hot air. Customer is aware unit condition and system replacement has been recommended on previous visits.
Performed two propane heat maintenances. 2 Carrier 80KBTU Propane furnaces: Replaced both 16x25x1 filters Inspected heat exchangers, burners, hot surface ignitors, pressure switches and components. Checked wiring, controls, electric motors and components. Checked gas pressures. Cleaned flame sensor at each furnace and verified flame rectification circuit. Combustion test ok. All ignition parts and inducer for both units have been replaced by customer. Cycle both units ok. Customer will take care of humidifiers. Customer renew service plan for both units.
Equipment is 60,000 BTU Goodman 80% furnace Found furnace cycling off just after trial for ignition completes. Pressure switch is rated -.75” Inducer draft when measured at pressure switch with a manometer would barely make the switch at -.80” then quickly drop to around -.60” then pressure switch would open thereby shutting off gas valve and trial for ignition would repeat. I cleared the pressure switch tubing then I cleaned the port it is tied into at inducer assembly with thin wire. Also disassembled inducer and found that there was a good amount of debris in and around this port. Checked for any other flue blockages. 6uF Inducer capacitor reading 6uF Once I cleared this the inducer draft when measured directly at port is 1.13” and when measured with a tee to manometer with door closed .93” which is 25% more than switch is rated for. Good Afterwards I tested system operations. Cleaned flame sensor. Measured temperature rise. 16x20x1 filter was replaced today by homeowner. Recommen
Found nuisance trip of the wet switch. There was no water anywhere near the wet switch. I reset switch and then set it on a zip tie so that it will still function as a wet switch but is less likely to open/shut equipment down for nuisance reasons. Walked through resetting switch with Elizabeth. Afterwards tested system Temperature rise 43° with aux heat+HP running together (outdoor temperature 35°) System operating well at this time.
The auxiliary low propane switch that is piped into gas line has failed. The electrical contacts are stuck open. This is what caused incomplete trial for ignition. I took switch out and smacked the diaphragm and looked for obstructions to see if it would reset but it is the switch contacts themselves that are stuck open. Confirmed proper inlet propane pressures and checked the (2) regulators. The propane tank gauge is reading 70%. Also checked proper manifold 1st and 2nd stage manifold propane pressures. Bypassed propane low pressure switch until we can come back to replace. We will schedule this ASAP. System operating well.
Homeowners smelled gas (on second floor bedroom) yesterday and called PECO PECO had shut gas valve off to furnace stating that the manifold bar itself is leaking. I soap bubbled all gas piping fitting including the gas valve, pressure test ports,vent and the orifices. Cycled furnace several times. Checking for gas leaks everywhere. No leaks or gas smell present. Yesterday was windy when they were noticing the smell. I added an elbow facing down at intake outside. Also checked for adequate inducer draft. Checked gas pressure. Combustion tests pass. No leaks found.
Found furnace shut off on open high limit. Very dirty filter. Replaced 16x25x1 filter. Recommend replacing very 2-3 months. When the high limit switch is exposed to several openings as it has in this case, it can cause the bimetallic contacts to warp. Also recommend replacing this limit switch considering it can begin to act up/erratic. It is working for now. Inspected heat exchanger, cleaned flame sensor Tested system operations. Combustion and draft tests: Pass System operating well at this time. Homeowner decided on plan membership, replace filter and diagnostic fee today. Paid today. He will contact us about high limit estimate.

Installed new Honeywell inch and a half super vent. New Zim expansion tank and Honeywell air bleeder on indirect water heater. Filled up boiler and check for any leaks found very small leak at one of the circulator pump gaskets as boiler ran leak did stop but provided estimate to replace circulator pump gaskets in case leak would start again. Circulator pump gaskets are original and at least 20 some years old. Put red silicone around gasket for now. Oil boiler is working at time of service.

Unit is in normal operation at this time
Arrived at call for no heat, performed diagnosis and found the aqua stat for the boiler was not responding and had no display on it and a burning smell was coming from the part. A voltage meter was used to ensure that proper voltage was being supplied to the part, but no response from the part, part is within the warranty. And a new one was installed rewired and tested fully, including heating and hot water. High limit was set for 180 and low limit was set for 140 to ensure proper heating and hot water to the house no issues were present.

Perform tuneup on American standard gas, furnace ran unit and heating mode and checked combustion and gas pressures as well as temperature split across unit and all related ignition components. Flame sensor was cleaned and checked and burners were cleaned off. Inducer motor and blower motor checked as well as capacitor and heat exchanger, filter was changed by customer recently and did not need to be done. Combustion and gas pressures and temperature split across unit was good as well. No issues with unit at this time.
Performed six month inspection on trane heat pump , unit was sent to emergency heat mode first and the indoor heat strips were test as well as the blower motor and temperature split across unit. Unit was then switched back to heat pump mode and outdoor unit was checked, including unit level and installation for the outdoor unit, refrigerant levels and pressures were checked and compressor out their fan motor both checked. The inverter was inspected and amp draws were taken across all major. Components, filter is a cleanable, washable filter and all electrical connections were examined, and all are confirmed to be tight and in the correct place as well as all the connections were good and safety work properly. No issues with the unit at this time.
Arrived to a no heat call and outdoor was locked out. Found unit low on charge and hitting lp switch. Added two pounds of 410a. Unit is operating at this time. I spoke to Joe and there is no charge for today’s visit. We will come back out next week to further diagnose the leak.

Performed oil boiler cleaning/tune up check electrical low and high ok cleaned heat exchanger and flue pipe, cleaned chimney base, replace oil filter pump strainer and burner nozzle, readjust and inspect electrodes ok performed smoke and combustion test ok check over and breech draft ok check water pressure and temperature ok noticed relief valve connection is leaking, provided estimate to replace valve customer approved repairs, replace pressure, relief valve and also check expansion tank pressure reading 14 psi. Electrodes are wearing out, informed this to Charles and provided an estimate to replace those.
