Found capacitor tested weak at 38/5, recommended replacement of capacitor. Replaced 1st floor capacitor and tested operation. Also performed precision a/c tune up on (2) Rheem a/c systems. Replaced (2) Aprilaire 213 air filters. Checked all electrical conections and components. Checked temperature split. Poured water down drains. Tested capacitors. Checked refrigerant pressures and temperatures at indoor and outdoor units. Both a/c’s are about 14 years old and getting to the point of but are working at time of service.

Acidity pH is between 7.2 and 7.8 ok Chorine .5 gpg Left estimate for HTO water treatment but we need to investigate how equipment would be installed. At next tune up we will look at details. Homeowner thinks Water enters house through crawl.

Checked the a/c side of the system. Checked the air filter and found good ( supplied by the customer) . Inspected the the wiring connection and the voltages. Inspected the indoor coil and flushed and tested the drain coil pan and the condensate drain line and cleaned the condensate pump. Checked the blower motor condition and checked static pressure and amp draws . Checked the outdoor unit pressures by using super heat and sub cool methods. Inspected the capacitor and checked the amperage for the fan motor and the compressor. Checked the indoor cooling splits at the return and the supply. The a/c system is working fine at this time of service.
Took measurements, prepared and sold proposal. Will get them another proposal for new roof and ventilation later in the week. Schedule of install TBD.
Arrived to perform Heatpump maintenance, upon arrival checked thermostat and called for heating, system kicked on. Head to indoor unit, checked over duct work and inspected filter, changed filter. Checked temperature split across coil. Checked Drain and cleaned, checked amp draw to indoor unit and checked internals of system. Checked outdoor coil and fan compartment, checked line set insulation, checked amp draw and voltages to outdoor unit. Checked refrigerant pressures and capacitor, inspected contactor and disconnect. System is running at the time of service. Also showed customer bio growth growing inside of air handler, recommend adding UV light as we discussed to system to fight bacteria and remove from air flow. Email with attached estimate
Replacement of ambient sensor, coil sensor and temperature discharge line temperature thermostat after repairs test operation ok. Replacement of all four filters cycle unit ok.
Replacement of all four relays, time delay and three blower relays after replacement of parts test operation blower come on with no issues cycle couple times ok. Also during same visit performed leak search on circuit 1 pressure test circuit with nitrogen and found indoor coil leaking. New evaporator coil is needed. Refrigerant from both circuit need to be recover, single piece evaporator coil.

Package #6 ten ton heat pump unit not working talked to tenant upon arrival, heat is been down since Tuesday or Monday this week. Went to rooftop and checked operation unit cycles every 20 second on high pressure, blower not running after troubleshooting found all relays not working properly, all new relays need to get replaced. Unit started to working after minutes, unit will run intermittently. Filters need to get replaced. When checking refrigerant pressures circuit 1 is completely out of refrigerant. Unit is only running on second circuit. We will provide estimate for electrical repairs and pressure test circuit one to find where is leaking. Once we find the leak then we can provide estimate to repair leak.
