Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time.
Customer called in for an order thinking it was coming from the gas boiler upon arrival check operation of gas boiler customer has water heater in the off position so it's not in use currently. Perform combustion test on gas boiler inspect draft gas boiler is working under normal conditions. Odor was determined to come from neighbor's house they had some sort of a heater issue and the smell was passing over to customers house. Neighbors issue has been resolved. During today's visit as I was checking out boiler operation I found expansion tank had no air and some water come from bladder. Also test water feeder and there was no water feeding. Added water manually. Provided estimate to replace those parts. Customer renew gas boiler service plan office to follow up with customer regards recommendations.
Upon arrival I shut the oil off at the tank. I changed the oil strainer and nozzle. Cleaned electrodes and repositioned them. Inspected gun chamber. Tested transformer and checked operation of primary control. Cleaned heat exchanger, flue, and chimney base. Assembled unit back together. Checked expansion tank and auto fill. Inspected piping for any signs of leaks or corrosion. Turned unit on and bled air from oil line. Checked draft and performed a smoke test. Performed combustion test. System is performing very well at this time of service.
Estimate
Turn power supply off to the Furnace. Disconnect and remove the failed control board. Install new OEM Control board and complete all wiring connections. Program control board as needed. Put system into operation and test in Heating Mode. Please note, that there may be further issues with the system that cannot be diagnosed until the Control Board is replaced. If there are any additional repairs, or recommendations, we will provide additional pricing as needed. 11-20-24 Luis return visit to install new board. Starting to remove wires and noticed tons of corrosion, coming from the bottom of the heat exchanger, inspect heat exchanger and found some pinholes and a crack on the heat exchanger bend. Showed customer location of crack and pin holes. Explain to customer that under this condition furnace is unsafe to use and replacement of heat exchanger is needed. Provided estimate for repairs. Also set up an appointment for home comfort consultant to come out to provide options on replacemen
Arrived for no heat. Thermostat was set the heat and the inducer motor Would try to run . board would click to initiate the igniter. I Pulled the igniter plug and checked the voltage coming from the igniter plug at the board had no voltage coming to the igniter. Board is failed need to replace the furnace control board. Will need to get pricing on Monday and availability for the customer collected for diagnosis tonight.
Arrived for questions on the customers heat pump and why auxiliary was coming on . I had explained to the customer the heat pump will struggle below 35° which will bring on her auxiliary heat for back up . Her oil wasn’t coming on she says she is out of oil . She will contact her oil supplier and get it filled. No charge for today .
Performed tune up on amana gas furnace, checked combustion analysis and gas pressures for system as well as all related ignition components including hot surface igniter and checked and cleaned flame sensor. Blower motor and inducer motor checked as well and static pressure was taken as well as a temperature split across the unit, burners were also inspected and no issues were found with unit at this time.

Inspected the flue pipe for corrosion and holes. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.
Completed heat tune up for 80,000 BTU communicating Daikin furnace. Homeowner will order replacement feed tray and housing for Aprilaire 700 humidifier. Replaced 16x25x1 filter Inspected burners, heat exchanger, inducer assembly, pressure switches. Cleaned flame sensor and verified flame rectification circuit Ignitor in good condition verified ohm reading. Confirmed proper manifold gas pressures Inspected wiring, controls blower motor has surge protection. I notic d that because the HVAC drain terminates at the sump and the radon mitigation system is pulling from sump, there is a vacuum on the hvac drain. The homeowner has struggled to keep radon under ideal levels. I left estimate to install 115V condensate pump, add a receptacle for pump, repipe the humidifier to new pump and run new vinyl tubing to the standpipe of water treatment system. See photos. This will isolate the hvac drains from the radon mitigation system. *Because the new pump will be outside the equipment pan I als
Performed oil cleaning tune up, check electrical low and high voltage, cleaned heat exchanger and flue pipe, replaced oil filter, nozzle and pump strainer, check oil flow, Cleaned and readjusted electrodes check oil pressure ok check air filter blower motor and cap ok performed smoke and combustion test ok cycle oil furnace ok. Check transformer and clean cad cell ok.
Completed heat tune up Daikin 2-stage 80,000 BTU natural gas furnace 14x25x1 filter in Good condition Inspected burners, heat exchanger, inducer assembly and pressure switches Ignitor in good condition, verified ohm reading Cleaned flame sensor with fine steel wool, verified flame rectification circuit Confirmed manifold natural gas pressures Inspected wiring, controls, electric motors and components. There is a 115V surge protector at control. Outdoor equipment has surge protector installed at contactor. Flushed trap and drain, added treatment tabs to pum. Strongly recommend EZ trap. Will allow for clearing drain thoroughly and has overfill protection switch. Combustion and draft tests pass. System operating well at this time. I noticed expansion tank for water heater has failed. Water pressure 60 psi ok. Homeowner and I made an effort to find where plumbing enters the house and find a PRF. Couldn’t find one. Homeowner will investigate. I left estimate to replace expansion
Completed tune up for Miller propane furnace: Washable filter in good condition. Went over how to remove and clean with homeowner. Inspected burner, ignitor, inducer assembly. Checked for gas leaks at all accessible fittings at equipment. Inspected wiring, controls, electric motors and components including fan speeds. Discussed and left email estimate for surge protector. Measured temperature rise. Combustion and draft tests: Pass Furnace operating well at this time. Homeowner decided on gas heat+AC plan membership.
Found error code “35” at Bryant communicating propane furnace. Gas Valve fault. There is a 4 pin connector between control board and gas valve. There was corrosion and dirt build up on the back 2 pins on the gas valve wiring connection. The corresponding points on the wiring harness where these pins connect also has some watermarks. See photos. I cleaned the buildup off these pins and tested furnace. The trial for ignition completed normal. I also checked for any other causes of interruptions (open pressure switches, open limits, etc.) Measured inducer draft at all stages of modulation using a manometer tee’d into pressure switch. No other faults observed. Combustion test pass. Although cleaning electrical connections fixed problem and furnace is working now, I would still replace valve considering corrosion and likelihood this could happen again. We will provide gas valve replacement quote ASAP.
Inspected all accessible areas of ductwork for air tightness. Turned fan on. Velocity at supply registers Good The closet attic access was not accessible. They didn’t know we had to get there to truly inspect all the ductwork. Homeowner as busy with work and asked that we reschedule inspection for another time and she will have access ready for us. Test back up heat and refrigerant levels supply and return air ok cycle heat pump ok. On heater cleaned sensor and burners performed combustion test supply and return air 60F ok. Cycle heater ok. motors voltage and amps within range. During today visit heat pump service plan was renewed American standard unit.
Performed gas heat tune up on Goodman gas furnace check electrical low and high voltage connections and components, clean sensor and burners, check gas pressure ok performed combustion test check airflow supply and return air ok, cycle gas heater ok.
Performed propane gas heat tune up. Check electrical low and high voltage ok. Clean flame sensor and inspect burners ok performed combustion test ok check supply and return air ok 110/65 ok. Air filter 213 ok flush drain test pump ok. Cycle heater couple times ok. Amp draw on motor and inducer ok.
to replace trunk duct will need to open up access point in master bed room closet, also using spare bedroom closet access to get to all the section of duct work. lay plywood down to lay on and work off. Cut out all the old duct board trunk duct in both parts of attic to the air handler and closet and dispose of. Run new metal round Trunk duct from air handler to the closet and up through the attic. Install all new supply take off to adapt to the new round duct and properly seal all connections with mastic tape. Insulate supply trunk and connect all the supply's to new take offs. Turn system blower on and test for no air leaks then test operation of system. We are cutting the access in master bedroom closet. We are not responsible to repair the access we are cutting. Customers is responsible to have access in master bed room repaired.
Performed QA on Trane Gas Furnace/Heat Pump system. Reviewed installation with homeowner. She mentioned the upstairs was warmer than the downstairs. When we checked the system we increased the Minimum Capacity to 50% and increased the Cooling CFM. Also set the blower to Circulate mode. Talked to her about the attic insulation and let her know that would be the next area we would look at if it is still a problem with the temperature differences between the floors. Completed checklist form in system. No additional follow up needed. No yard sign was installed.
Performed gas boiler tune up on Weil McLain ultra 105 natural gas boiler. Talk to customer upon arrival she mentioned some concerns about noise from piping. Test operation before cleaning. Could hear water from supply and return pipes to boiler. Super vent (air eliminator) is not working. Also noticed system is primary/secondary loop is not installed according to manufacturer it currently works the current way but this is also part of system not getting out the air completely. Informed customer about piping she is aware. Clean boiler drain trap, clean sensor/igniter check water pressure and temps. Inputs and outputs from boiler board ok. Performed combustion test ok. Provided estimate for recommendations. Maintenance kit was done about two years ago. Maintenance kit gets done every 4 to 5 years.
Arrive for system not cooling still on hot days. Rechecked refrigerant pressures and temperature split temperature split is low again 18° started adjusting TXB and added 6 ounces pressures and Delta tea got better but not what we originally had and what we like to see an attic access immediately going into the attic, the attic was an icebox, found the last 5 foot section which showed the customer and uploaded to the file came apart. Duckboard is certain to show signs of wearing and breaking down brought to my attention today that he found a few leaks in the past with all this being said, I discussed everything with the customer As far as the ductwork repairs were needing to be completely replaced with metal for it does not Breakdown . We had great improvement and pressures and temperature split . System work properly at this time Travis will be getting quotes together for the customer.
Perform six month inspection on system recently installed check indoor and outdoor unit. Airflow supply and return temperatures ok 19 degree split Check drain and test pump ok. Check outdoor unit refrigerant charge super heat and sub cooling. Added 9 ounces to adjust sub cooling to 8 degrees cycle ac unit ok. System is working under manufacturer specifications.
