Perform quality assurance on recently installed train gas furnace. Replaced 14 x 25 x 1“ air filter in box in the basement. Checked all electrical connections. Inspected wiring. Found that in second stage 80% gas furnace was running way too high.. Adjusted settings at board to 900 second delay between first and second stage. also found condensate does go outside through the wall and is a high-efficiency gas furnace cut tubing as close to the wall as possible to prevent freezing. Inspected gas piping. Performed combustion test. System is working fine at time of quality assurance.

Perform precision heat tuneup on 2014 Rheem high-efficiency gas furnace replace 16 x 25 by one air filter checked all electrical connections and components. Check temperature rise. Did a visual inspection with inspection camera of heat exchanger and found two possible holes. Performed smoke test on heat exchanger and heat exchanger did fail smoke test. Explain to homeowner that there are two options. One would be replacing the heat exchanger for approximately $3000. Other would be to replace the gas furnace, which we would need to get someone out to give a price on replacement. Also might be worth looking at replacing a/c together. Set up appointment with our office to give a replacement quote.

Recover refrigerant from the system. Turn power supply off to the Ductless Unit and remove paneling and components on outdoor unit to access the Compressor. Install a new Compressor and braze refrigerant connections. Replace any Filter Drier or starting components for the system. Pressure test system with Nitrogen and evacuate. Reassemble the outdoor unit and weigh in the manufacturer's refrigerant charge. (The 410-A Refrigerant is being supplied by Riverworks). Put system into operation and test. *Compressor is 5-7 Business Days Lead time direct from Mitsubishi* Installed compressor. In heat mode pressures were at 351 PSI, supply temp was 99 and return temp was 55.

Check temperature rise on both systems. Serviced both air humidifiers with number 35 humidifier pads. Found hot service igniter for first floor, gas, furnace, white, and brittle, replaced hot surface igniter with White Rogers universal hot surface igniter. Blew out drain tubing. Perform combustion test on both gas furnaces. Both furnaces are working at time of service.

Perform precision heat tuneup on carrier inverter infinity heat pump system. Replaced 16 x 20 x 1“ air filter. Checked all electrical connections and components. Check temperature rise temperature rise was only 17°. Check refrigerant pressures at outdoor unit found them to be 273/99. After checking the heating chart on the door found that head pressure should be up around about 315. Found that system has a refrigerant leak. Heat pump system is 11 years old. Provided estimate to add refrigerant and leak die but due to the age of the system would consider replacement of heat pump system. Explained to homeowner that charge can also just leak out. Homeowner decided to just charge up the system for now. Added 2 pounds of r 410a And leak dye to the system. Charged system for now. Heat pump system is working at time of service.

Replaced 213 air filter for American standard heat pump system for the second floor. Cleaned washable air filters two Mitsubishi cassette units in the ceiling of the second floor. Performed combustion test on hanging heater in garage. Check temperature rise on all systems. Checked loop pressure and loop temperatures on geothermal system. Water temperature difference was 8°F which is good. Found American standard heat pump for second floor is starting to lean a good bit provided estimate to re-level outdoor unit with stone . Will need two guys to do this. Also provided estimate for surge protector for mini split system at outdoor disconnect. Check refrigerant pressures and temperature at indoor and outdoor units. All systems are working at time of service.

Checked settings inside train link thermostat. Found in cooling mode that the minimum coil temp was 32°, changed to 35° to prevent freezing. Also found the system set to 250 CFM per time and cooling mode change four CFM per ton. Ran system both in heat pump mode. Heat pump mode temperature rise was 22°. Then ran system in emergency heat mode and tested gas furnace. Cleaned flame sensor. Check gas pressures. Performed combustion test. Provided information about membership plan. Hybrid system is working fine at time of service.

Check draft test low water cut out and feeder ok. Cycle steam boiler. Provided estimate for recommendations on boiler customer approved Replacement of sight glass and hardware, hard pipe gas line and removed flexible gas line. Also replacement of 1/2 gate valve. Fully assessed no cooling situation. checked voltage going to system, found voltage to be 213 V. Transformer tapping was on 240 V. And was only getting 23.5 V on secondary side. Moved tapping from 240 to 208v have 26 V on secondary side. Ran system and cooling mode for a while. Everything was running correctly. Suction pressure was 102 64°F. Kit system in heating mode and system code 3 pressure switch code. Found that when Wayne‘s assistant replaced control board, he put the power wire to the inducer motor on the capacitor and not on the terminal, switched wiring to correctly. System is working in heating and cooling mode and is working fine at time of service.

Ran pacakage unit in both heating and cooling. A/c suction pressure was about 103. And a 25 degree temperature split. Wayne stated that this system would only run for 90 seconds in a/c mode the shut off. Checked secondary voltage on transformer and was only 22 v. Changed primary from 240 v to 208v. Now secondary voltage is 26v system is coming on consistently in heating and cooling. System is working fine at time of service.

Performed combustion test and heater check supply and return air temps ok check static pressure ok clean sensor and burners ok inspect igniter. Amp draw on motor and inducer test first and second stage ok. Current system doesn’t have surge protection, also no bacteria protection on coil. There is some bacteria growth inside indoor coil took photo. Cycle heater ok. Provided estimate for recommendations. System id from 2010. average life is between 10 to 14 years. Customer should start preparing for upgrade soon.
