Precision heat tuneup on Bosch gas furnace. Switch system over to heat pump and gas furnace mode. Clean flame sensor check resistance of hot surface igniter. Checked all drain tubing. Customer talked about not getting enough airflow to second floor. During install we installed manual dampers in the ductwork. Opened up second floor damper to about 45° angle. Replaced 16 x 25 x 1“ air filter serviced humidifier with number 35 humidifier pad and wipe out tracking. Performed combustion test. Gas furnace is working fine at time of service.
Discussed goals and concerns with the homeowners, reviewed work completed by other contractors and completed full audit of home, including blower door test. May need to return to get remaining data for energy audit, but will try to have the homeowner provide as much as possible to avoid that. He would like to see the report prior to providing payment, so we may want to hold off on batching for this job until that time. The expectation is to have the report completed within one week.
Found system at 45 psi low side pressure. Immediately cuts off on low pressure safety. Head pressure spikes dramatically. These are indications of (1) Serious refrigerant leak and (2) EEV metering device issues. Could not pinkpoint leak using electronic leak detectors. Given age of equipment I encouraged investing in new system. Discussed with homeowners they would like system upgrade quote ASAP. I took all relevant measurements and communicated with Joe. They do not want a separate consultation. Joe will email options ASAP. Equipment is 5 Ton HP with 20KW electric heat kit. 18/10 wire between thermostat and AH.
Oil furnace locked out 1 time 2 weeks ago (homeowner reset primary control)ago and was locked out this morning. History showed “did not light”. I inspected heat exchanger and flues for soot. They are clean. Nozzle in good condition. Electrodes were worn and slightly misaligned. I showed homeowner side by side of the worn electrodes and new and he agreed to replace. I replaced electrodes and tested furnace. Cycled several times and monitored ohm value of cad cell eye as well as “time to light” (ranged between 1 and 3 secomds) Also made slight adjustment to weight of barometric damper. Draft is good -.034>-.04” Combustion tests pass. Furnace operating well at this time.
Arrived on site to replace variable speed condenser fan motor. Pulled power to disconnect. Removed fan housing to unit. Unwired fan and removed assembly. Removed old fan and installed new into assembly. Put fan motor and assembly back on unit. Rewired unit. Installed fan housing back and put unit back together. Put disconnect back in. Went inside and reset air handler breaker. Turned thermostat to heat pump. Tested system operations. System is in normal operation at this time.
Arrived for boiler tune up and shut down gas and electric. Checked water pressure. Inspected for leaks.cleaned flame sensor. Flame sensor should be replaced. Removed heat exchanger, gas valve, and blower motor. Cleaned heat exchanger and washed with water. Reinstalled heat exchanger. Hooked back gas line and bubble tested. Checked gas pressure. Reset maintenance reminder. Performed combustion test. Bled all radiators that are in use. System is in normal operation at this time. **we need to order flame sensor for boiler. Turned on all mini split heads. Checked outdoor unit. Checked filters and temp splits on all units. Units are in normal operation at this time.
Performed precision heat tuneup on 2019 Daikin high-efficiency gas furnace. Replace 20 x 25 x 1“ air filter. Checked all electrical connections and components found no surge protection on ECM blower motor. Installed ECM surge protector. Brushed off burners. Clean flame sensor. Blew out pressure switch tubing cleaned out bees nest and a few bees inside furnace. Check temperature rise. Performed combustion test. Gas furnace is working fine at time of service.
Upon arrival I turned heat pump on and proceeded to air handler. Lines got hot and then outdoor shutoff. Went outside to unit locked out on low superheat. I reset unit and it started but no fan motor. Had 230v and 24v going to fan. Parts Under warranty until 2/25. Need to order fan motor. Told Kelly with the holiday would be next week at least until we can get part.
Performed oil heater tune up, Replaced oil filter, nozzle, and strainer. Clean chimney base, heat exchanger and flue pipes. Check all electrical low and high voltage connections and components. Customer just replace high-efficiency 413 filter check supply return air temperatures check cad cell, transformer and oil pressure. Perform combustion and smoke test recycle heater couple times OK during today’s visit run heat pump heat side check temperature split calculated BTU output. Test reversing valve ok. System overall condition it’s good. Move location of outdoor sensor from back porch to front of the house.
Limited promotional price. Incledues new feed valve from water heater. 11/25/24 Installed new Aprilaire 600 humidifier with automatic control. Includes wire between furnace and control including new transformer. Wiring in outdoor temperature sensor New shark bite feed valve tee. Installed new humidifier (cut opening to be level.) Reattached water lines and drain lines. Tested system. Walked through with homeowners. Humidifier pad size Aprilaire 35 water panel. Homeowners paid balance today.
Upon arrival for heat maintenance on heat pump tune up I checked the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is in normal operation at this time.
Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
Perform heat pump check/tune up on a 2 ton trane HP system from 2012 inspect air filter 213 OK at this time. Replace customer supply #45 pad for humidifier. Test operation ok. Inspect indoor coil test 10 KW electric heater supply and return air temperatures ok. 17° delta tea on regular heat mode check outdoor unit refrigerant levels and electrical components. When Checking indoor coil noticed a little bit of oil inside the condensate pump. Refrigerant level was a little lower than normal this to the customer. Customer is aware I will recommend start thinking on upgrading system. As of now heat on system is working.
Performed QA on Trane Gas Furnace in attic space. Tested system in 1st stage heat and 2nd Stage Heat. Measured gas pressures and combustion. Tested the wet switch safety. Reviewed programming on system. The furnace to return and furnace to coil connections were not sealed along the bottom. Added metal tape to seal connections. Completed checklist form in system. Reviewed installation with homeowner. No follow up needed.
Performed precision oil tune up on thermopride oil furnace. Replaced nozzle, strainer and rf1 oil filter. Performed smoke and combustion test. Vacuumed out smoke pie and heat exchanger. Replaced 20x25x1 air filter. Check electrical low and high voltage connections and components insect oil tank there is massive rust and corrosion under tank belly. Oil tank could start leaking anytime. Furnace is also around 30 years old would recommend replacement of system. Customer is aware oil tank and furnace condition. Office to follow up with the customer.
Arrived to replace a warranty power venter motor on a new water heater. I removed the failed motor . And replaced with the new motor and secured with factory screws and secured and tightened the flue pipe . Checked and tested system operation. Everything is back up and running at this time of service. No charge warranty
Perform quality assurance on basement AC unit we recently install unit. Check all piping connections, electrical drain test ez trap ok. Silicon outdoor disconnect. System did not need any adjustments. System looks good.
Perform three propane gas furnaces, two in the basement and one in the attic change all three filters basement first floor and attic. Basement both 16x20x1 and attic 20x20x1. Check electrical components low and high voltage, clean flame sensor burners, check manifold, gas pressure perform combustion test check supply air and return temperatures static pressure ok first floor in attic unit checked out OK basement unit found gas valve leaking propane provided estimate for repairs. Customer approve replacement of gas valve. Replace gas valve converted to propane and perform combustion test. Adjust manifold pressure. Cycle heater ok. Customer is aware of other parts are wearing out, heat exchanger It’s starting to get clogged (overheating) on the secondary side. Customer is also aware of this condition. attic unit unit does not have water protection, drain float trap or water sensor there is float switch that is not accessible to test. All units do not have surge protection. We can provide
Gas furnace tuneup on a 90% Checked the air filter and replaced. Checked the wiring connections and the voltages . Inspected and tested the burners and flame sensor and igniter. Flushed and tested the drain lines and furnace trap . checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe and for bellies. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.
Performed inspection on trane heat pump.ran unit in emergency heat and tested heat strips and temperature split across unit also inspected indoor coil and blower motor, proceeded to go to outdoor unit and check all mechanical systems out there, including pressures and temperatures for the refrigeration system, inverter health, and both outdoor fan motor and compressor motor as well as outdoor coil condition and level of unit and ran unit in defrost mode. No issues with unit at this time.
Arrived for boiler leaking water. Once I got down to the boiler, I did see a trail of water inside the cabinet , found water sitting under the base of the condensate pump boiler seems to be fine. Nothing is leaking from any of the pipes , may have something to do with the condensate pump. I filled the pump up with water to test and found a pinhole in the 3/8 tubing from the condensate pump. I pulled out the failed piece of 3/8 tubing and ran a new section. Once completed. I tested the pump again. No issues also made sure the 3/8 tubing was secured to sidewall away from all the piping. I turned the boiler back on everything is back up and running like normal at this time of service, no charge brand new boiler , u def a year old .

Upon arrival for no hot water customer reset break and water heater is working again. He said that water heater throws two flashes for pressure switch stuck closed. He explained to me that you have to tap power venter and reset breaker for unit to work. I removed venting from power venter to inspect both for debris and both were clean. I took cover off to pressure switch and hose was not kinked and didn’t see any issues. I went outside to check venting outside and it has a screen and 45° elbow for termination as required. I didn’t want to dig too far into power venter without speaking to Rheem since it is 7 months old. Contacted Rheem and they are shipping the entire power venter to Jeremiah. Told Jeremiah to contact us when it came in and we will come and replace it.
Found failed 40uF capacitor at outdoor equipment 20x20x1 filter Good System is a through-the-wall 2.5 ton heat pump/air handler with 10KW electric heat kit. Heat pump is on the balcony in a closet. I replaced the capacitor provided by The Point. Tested system operations after. Temperature rise 68-98 Also checked controls and wiring. Transformer tap correctly set for 208V service. Electric heat operations Good 40A System operating well at this time.
Upon arrival for no heat on a heat pump the tstat was set to heat and fan on. Walked downstairs and noticed nothing was on. Looked at ez trap and noticed float was up. Pushed float down and fan came on. Cleaned out ez trap and added condensate tabs to evap pan and condensate pump. Changed customer supplied filter. Checked the operation of the unit. Checked delta t had 66° return air and 114° supply air. 48° temp split. Unit is in normal operation at this time.
