Replacement of combustion fire box. Complete repair kit for combustion zone. Replacement of becket burner, new burner head and new flange gasket. After repairs test operation set and burner to manufacturer specifications modify air in few mixture according to manufacturer literature perform combustion test ok smoke test ok. New nozzle .75x80A nozzle pump pressure 140 psi. Test boiler water temp limit ok. Cycle boiler couple times ok. Boiler is working correctly upon completion of today visit.
Perform tuneup on Bosch heat pump, checked indoor unit in emergency heat mode and tested heat strips as well as temperature split across unit and blower motor. Filter was changed and outdoor unit was checked, all electrical and mechanical components were tested, including compressor and outdoor fan motor as well as the inverter board. No issues with unit at this time.
Perform tuneup on brand new Weil McLain boiler tested combustion of unit while it was running as well as checked gas pressures and insured proper temperature split across the supply and return piping as well as tested all circulators and safeties, including the aquastat for the unit, water pressure tested as well as water feeder. Expansion tank was tested, and all radiators in the house were checked to ensure they were heating up properly, no issues with the unit this time .
Performed heat pump heat tune up on 2010 American standard heat pump. Replace standard air filter (customer does not use aprilaire cabinet 213). Inspect indoor coil and drain could see oil leaking from copper coils, drain and condensation pump. Check airflow supply and return air. Both contractors for electric heat are in bad shape. Checked outdoor unit refrigerant levels and pressures capacitor and contractor ok. Refrigerant levels still lower than normal. This was also presented as repair couple years ago. System still heating and cooling once refrigerant levels get lower this will be an issue. Seems like every year levels are slightly lower. Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
Installed new gas furnace and outdoor unit, installed new wall hung water heater, adapted supply and return, adapted gas line and flues, connected high volt and low volt, installed ez trap with safety’s, installed new condensate pump. Must return to install new humidifier solenoid.

Perform precision oil tuneup on thermal pride oil furnace. Replaced two 14 x 25 x 1“ air filters. Checked all electrical connections and components. Inspected Cad cell and tested transformer. Replaced RF one oil filter. Replaced nozzle. Vacuumed out from heat exchanger and smoke pipe and base of chimney. Check temperature rise. Perform combustion test. Oil furnace is working fine at time of service. Also performed leak search on mini split heat pump. Found leaking indoor coil. Explained to him that there is (2) options, replace mini split heat pump due to being 10 years old or charge up system. Homeowner decided to charge up system for now. Added 4lbs 11ozs of r410a. There is no guarantee on how low charge will last or if it has gotten worse over time.
Arrived for no heat on the heat pump customer can’t get nothing to work. Check the gas furnace found unit will try. The run inducer comes on comes on but gas valve will not open check plug coming from the board didn’t have 24 V on board for indicator integrated control needs to be replaced Will need to price out for new control board . Also on the outdoor heat pump found it will run fine in AC mode has 125 psi pressure in heat mode. It runs at 8590 we give him 100 I believe the EV is not opening all the way needs to be addressed. No charge for today’s service we were just here for maintenance.
Found outdoor through the wall heat pump locked out on HPC, high pressure cut out. The system has worked the entire summer and cooling mode. Now tenant had just switched the heating mode and the system locked out. Talk to Brad and found it when he was out here the air filter was very dirty so this definitely could’ve caused a high-pressure lockout and heat mode. Showed Brad how to reset high-pressure lock out. Check refrigerant pressures in both heating and cooling modes. System is working fine at time of service.
Performed tuneup on Bosch heat pump checked all electrical and mechanical components in the outdoor unit, including refrigeration, pressures and temperatures as well as compressor and outdoor fan motor amperage, heat strips were checked on the indoor unit as well as temperature split across the indoor unit and the indoor blower motor, no issues with unit at this time
Gas furnace tuneup on a 90% Checked the air filter and found good Checked the wiring connections and the voltages . Inspected and tested the burners and flame sensor and igniter. Flushed and tested the drain lines and furnace trap . checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe and fresh air for bellies. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service. During my tune found the thermostat was not communicating with the furnace. I quoted Chris for 2 thermostats a T4 and aT6 WiFi thermostat. He declined both estimates at this time, he will look for a new thermostat for his rental property.
Perform tuneup on amana heat pump, checked indoor unit in emergency heat mode and verified heat strips were functioning properly and checked the blower motor and change the filter for the unit as well as check temperature split across it. Went to the outdoor unit and checked all electrical and mechanical components, including capacitors, compressor and outdoor fan motor. Varified good refrigerant charge for the unit. No issues with the unit at this time.
Completed heat tune up for Buderus boiler. Cleaned heat exchanger, had minimal dirt, soot or debris. Inspected flues, clean, there is a chimney liner. inspected burners and ignition control (electronic spark) Checked hydronic piping. There is a section of 3/4” copper piping that is very corroded. Provided estimate to repair and purge the appropriate section of boiler and put back into operatIon. The 1 1/4” X 5” black iron nipple and elbow piped into stainless steel manifold at boiler is corroded but not leaking. I made estimate to repair this as well. Checked Beckett aquastat setting 180° Hi limit set to 10° differential. Feed valve, air elimination and expansion tank are in good condition Monitored boiler temperature and pressure during call for heat: Good Combustion and draft tests: Pass System operating well at this time. Homeowner aged to 3/4” piping repair estimate. Collected half of balance for this today. We will schedule to return to complete work,
Checked the wiring connections and the voltages. Checked the pressure gauge and the temperature gauge and looked and inspected for any water leaks, sprayed oil on pre existing rust . Inspected the heat exchanger and the system igniter. Cleared the water trap and tested and inspected the condensate pump. I tested the unit for combustion and checked the zones for good heat from the supply back to the return . Everything is working fine at this time of service.
Performed tuneup on two amana gas furnaces checked both systems, combustion and gas pressures as well as temperature split across the unit and static pressure for both units. Checked both units ignition components and cleaned flame sensors, as well as checked burners and heat exchanges, both blower motors and inducer motors were checked as well as all pressure switches and ignition related components, neither system had any issues, but there was no protection for either unit. Customer was given them as an estimate and was accepted and repair was done.
Aprilaire Humidistat contacts not closing every time they should. And when it does there is little flow to the feed tune. Given that feed valve, solenoid and control need to be replaced it is better to replace humidifier. I checked the inlets and outlet screens. Left estimate for new Aprilaire 600A humidifier. Left humidistat set to off. Humidifier not working. Both Aprilaire 501 filters in good condition. Completed tune ups for both furnaces Inspected heat exchanger, burners, inducer assembly Cleaned flame sensors Inspected ignitor verified ohm value Inspected wiring and controls including fan speeds. Left estimates for blower motor surge protectors. Confirmed gas pressures. Measured temperature rise and static pressure. Combustion and draft tests: Pass Both furnaces are operating well at this time.
Service humidifier with #35 pad. Perform precision heat tuneup on two Ameristar high-efficiency gas furnaces. Replace two 413 high-efficiency air filters. Checked all electrical connections and components. Tested both first and second floor blower capacitors. Clean flame sensors. Found first floor burners in very rough shape, rusted and corroded And could cause a no heat situation. Provided estimate to replace burners check gas pressure. Perform combustion test. Both furnaces are working at time of service.

Adapted to existing gravity drain and installed new ez trap safety. Wired safety in series to break 24v Rcall to thermostat. Set new unit on new pad. Adapted lineset to new unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed all test put procedures cleaned all work areas and reviewed installation.

I started to perform the maintenance on second floor system. I found the heat exchanger with about an inch and a half crack. I shut down gas to the unit and tagged with a do not operate tag. I noticed the burners are rusting and flame sensor is bad as well. The heat exchanger or furnace will have to be replaced. Recommend furnace replacement with other issues and age of furnace. ****Unsafe to operate**** Proceeded to new system and tested heat pump operation. Switched to propane heat and performed a combustion test. Unit is in normal operation at this time of service.
Perform precision heat tuneup on 2 1998 80% train gas furnaces. Replaced two 16 x 24 x 1“ air filters. Checked all electrical connections and components clean flame sensors. Check temperature rise. Check gas pressures. Inspected heat exchanger with camera on both furnaces. Inspected burners found first floor bloodwork capacitor was reading weak and should be replaced, also found gas valve to first floor gas furnace not opening every time. Provided estimate for repairs, but highly recommend replacement of first floor gas furnace. Both furnaces are 26 years old and are at the point of replacement. Perform combustion test both furnaces are working at time of service , not sure if first floor gas furnace will continue to operate correctly. Emailed estimates for repairs, but highly recommend recommend replacement.
