—Customer states system is not heating to satisfaction. Found thermostat set on 71 degrees with an indoor temperature of 65. Supply temperature at register is 74. —Verified low voltage call for auxiliary heat strips but no operation. —Found no high voltage to heat strip fuses. Circuit breaker in outdoor subpanel is not providing power and has physically failed. Circuit breaker in place is GE 60A 2 pole. Provided estimate to replace 60 A circuit breaker. Signs of heat damage throughout breaker subpanel. Recommend an electrician to determine if any further problems exist with electrical. —Replaced circuit breaker with home owner’s approval. Heat strips now operating correctly, with a supply temperature of 111 degrees with heat pump and auxiliary heat. —Billing for House Call Fee and replacement of circuit breaker. —Home owner states he will consider replacing system at next major failure. Found small tear to outer and inner liner of 6” branch line. Gave option of cutting and splicing on new partial piece of 6” flex or patching with seal tape. Tech patched hole after approval.

System did not need dual fuel board. Set up VP8000 Tstat to operate heat pump and gas furnace. Connected new Tstat to Mrs Barnes phone. System operating correctly at this time.

Mrs Murdock reported cool air blowing out of registers. Indoor temperature was satisfied at 76 on arrival. Tech checked amp draws and refrigerant pressures on Trane split system and found them normal. Monitored heating operation and defrost without issue. Tech found system operating correctly. Tech let customer know that the supply temperature will vary depending on whether system is in first stage (heat pump), second stage (heat pump plus heat strips), or defrost.

Tech arrived and found thermostat would not send call for system to come on, tech replaced thermostat after customer approval and started system. Tech then found short on y wire, tech was unable to trace short due to condenser being full of ice, tech scheduled with office to return next Tuesday to finish finding short. System is now on and heating with emergency heat at this time.

Gas pack has a 2 flash for pressure switch open. Tech found that the pressure switch itself is stuck open. Quoted price to replace pressure switch. Heat exchanger checked good. Customer approved repair and housecall. Declined getting back onto maintenance. Made repair and tested system without issue.

Customer reports that she thinks the fan blade popped off the other day. Tech found fan blade and blower wheel turning normally and in balance. No obstructions. Tech got amp draws and found them normal. Forced defrost without issue. Capacitor is in specs. Tech suspects some ice obstructed fan blade the other day and made a noise. Found no issues at this time. There is a gutter on the roof watershed. No housecall per PSA. Tech let customer know about the system inspection fee.

Tech arrived and spoke with customer about issues they’re noticing, tech checked system operation and found all operations to be working properly but noticed low air flow through system, tech found evaporator coil and blower to be severely blocked up by dust debris and bacterial growth, tech spoke with rea office about tune up and got approval to schedule. System is operation at this time.

Customer complained of 1 side of the house being colder than the rest. Tech checked temperature and found less than 1 degree difference on opposite ends of the house. Tech inspected dampers and found the dampers on the hot side have already been adjusted and are barely cracked open. These cannot be adjusted any further. Since temperatures are reading near the same and system has no issue maintaining temperature, tech suspects if there is an issue it is within the insulation of certain rooms. No hvac issues present at this time.

Customer stated system is operating properly now and stated the issue was ice buildup on the condenser fan blade, once that ice thawed out system has been operating properly ever since. Tech explained that if the fan gets blocked, ice will build up around coils. No issues at this time and coils are thawed. Customer has no connects at this time.

—Tenant states house seems cold often regardless of setting at thermostat. States recent light bills have been high. —Arrived to find thermostat satisfied at setting of 80 degrees. Verified temperature at thermostat with thermometer. —Observed return temperature of 78 with supply temperature of 95 at kitchen register. —Verified heat strips operate as expected. Observed supply temperature of 109 with auxiliary heat running. —Found 1 supply register in kitchen was closed. 1 supply register in living room was closed. 1 supply register in bathroom was closed. Opened registers as appropriate, and found acceptable supply temperatures at each. Suspect tenant has been feeling cold spots in these rooms due to lack of air flow. —No repairs or recommendations at this visit. Billing for House Call.

—Customer states system has been struggling to satisfy thermostat setting. States problem has been since recent maintenance. —Thermostat was satisfied with a setting of 65 upon arrival. Return temperature of 64 with a supply temperature of 81. —Found no amperage on heat strips when called for by thermostat. 2 breakers for heat strips inside unit were in off position. Turned on breakers and verified heat strips are operating correctly. Supply temperature of 105 with auxiliary heat. —Flex conduit for wiring to unit has broken loose. Unable to re secure in current frozen conditions. Fitting will need to be secured or replaced when ice buildup is not present. —Not billing for house call fee per recent maintenance.

Technician found 60 amp breaker was tripped due to subpanel melting. As previous tech found. System I heating heat pump but heat strips it is not customer will need to contact electrician to replace subpanel.

Tech found system locked out on no flame. Tech found system restarted and was able to light up. Due to the weather, tech suspects a frozen regulator caused the system to lock out on no flame. System is heating properly at this time and flame is good. Tech quoted installing a vent cap and flipping the regulator to prevent future issues. Customer had to leave and requested emailing the estimate.

Tech found 80mfd capacitor was weak . Tech found variable speed condenser fan was failing customer stated heat was coming from compressor and od fan was not running tech suspected defrost customer stated they turned system on and 20 minute wait and system fan would not engage. Tech informed customer field supervisor will come give best solution.

Found the fan rubbing on the plastic shroud, tech removed the ice standing on the fan blades and re-aligned the condenser fan motor to where it does not scrape. System is heating and defrosting properly. System under 2 years old.

Customer mentioned he saw smoke coming out of outdoor unit. Tech educated customer on defrost cycles and stated this is normal operation to see steam out of unit. Inspected system and monitored operation, amp draws are within spec, system is defrosting as needed. Heat strips are coming as needed, thermostat is satisfied at 73. No issues.

Tech performed service on trane package unit. As tech was performing service, found condenser coils to be frozen. Tech attempted to force defrost on defrost control board. Was not successful, tech checked ambient & coil temperature sensors. All sensors were reading true to specification. Found defrost control board to be faulty. Customer approved replacement for warranty defrost control board. Delta t is within specification at this time and customer is satisfied with today’s service. Found no other challenges at today’s visit.

Upon arrival tech found failed inducer draft motor, motor is receiving a call and proper voltage but not running freely. Wheel is also rusted apart in places, inducer assembly has failed and will need to be replaced. Gave customer estimate, did not want to repair at this time.

Tech found inducer motor locked up. Tech was able to manually spin the motor and found system heating. Motor is likely going to lock up and needs to be replaced. Customer approved repair and part will need to be ordered.
