Customer described a banging noise from outdoor unit. Tech found compressor overheated on arrival. Tech inspected indoor zone system while allowing compressor to cool. After starting system back up, tech found true suction pressure drawing down to 20 psi in heat pump heating mode. Switched to cooling mode and defrost and system stabilized. Tech diagnosed outdoor TXV mostly shut down. Cooling mode and emergency heat function normally. Tech left thermostats in emergency heat. Office reports warranty was never registered upon install. Technician found a/h 6 was not heating properly in emergency heat. Technician found the blue thermostat wire was not making contact to the w wires to allow heat strip contactor to pull in. System is operating normally at this time with delta T reading 46 degrees.

Upon arrival tech found tripped 5 amp fuse tech reset and cycled system and found blower motor only turning on intermittently. Tech found G wire on terminal broken and was causing fuse to trip, tech repaired after approval and cycled system, while running blower belt snapped, tech replaced with new belt after approval system is now back operating properly at this time.

Tech checked upstairs system first. System did not stay in defrost very long. The sensors read correctly according to the chart. Tech forced defrost twice and system came back out of defrost in one minute. Tech manually defrosted ice from outdoor coil completely. Recorded refrigerant pressures before and after defrosting. Downstairs system was completely thawed on arrival. Customer reports fan blade hitting ice on back side of spine fin coil. There is only about a quarter inch gap between fan blade tip and spine fins. See picture. Tech forced defrost without issue. Defrost sensors ohmed according to the chart. This morning was very cold and wet, but there is a gutter on the roof so units are not directly under watershed. Has gutterguard. Tech asked customer to record pictures and videos of recurring issue. Will confer with office on findings. Customer has maintenance coming up, but wants to get defrosting issues resolved for both systems.

Upon arrival tech was informed system was not maintaining heat. Tech inspected system and found the air handler running and calling for heat but condenser was not. Contactor was pulled in but not allowing line voltage through. Tech also tested capacitor on system and found compressor capacitor rated for 30mfd +-5% and reading 25mfd which is below specs. Homeowner approved replacement on contactor and capacitor. Installed new parts and tested system. System is back operational at this time.

- Customer informed tech that the system was continuously heating regardless of thermostat setting turned off. - Observed heat strips energized with no 24V call from thermostat and no 24V present at heat sequencer low voltage coil, but 240V energized. Noted burnt wires at plug-in connection and overheating. - Received approval and replaced heat sequencer with a 2 pole 40A contactor and removed connection plug, repairing wires with direct splices. - Observed normal heat strip operation but indoor fan continued running with no 24V call. Discovered failed fan relay on fan control board and replaced with a 90-340 relay with approval from customer, increasing fan speed from low (Red) to medium (Blue). - Customer replaced air filters. - Confirmed proper fan and heat strip operation. Recommended premium service agreement; customer will contact office with decision. System is operating normally at this time with 3 startup cycles.

—Performed CMA Full Service on 5 Split Heat Pumps at Daycare and 1 Package Heat Pump at House. —System 1 - 2011 Lennox Package Heat Pump: Front House: UV Lamp in evaporator coil compartment is burned out and in need of replacement. Provided estimate for lamp. Compressor contactor shows heavy signs of heat damage. Recommend replacement of 1 pole contactor. Provided estimate for contactor. —System 3 - 2020 Trane 3 Ton Split Heat Pump: Kitchen Hallway: Compressor tested bad on medium test. This indicates motor windings insulation has deteriorated and compressor may be due for failure. Addition of a compressor hard start kit may prolong the life of the compressor. —System 4 - 2020 Trane 2.5 Ton Split Heat Pump: School Age: Found condenser on Fault Code 4: Hard Lockout. Preliminary inspection shows that system seems low/void of refrigerant. Found leak detected near refrigerant lines on outside of air handler. Suspect lines have been damaged from items being stored in closet. Re

Pulled Great cover for drain in mechanics bay on the east end of the building and ran the sewer machine through the drain and all the way down the length of the building clearing debris from the main trunk line. Also removed a clean out cover and snaked the drain from the clean out all the way down the length of the building and flushed with several gallons of water while machine was running. Pulled out a wide variety of assorted trash from wire to nuts and bolts and small amounts of sand from the drain system. Drain line is draining really well now added a hose bib for future flushing.

Customer reports high power bill in comparison to previous home. This is the first winter they have lived here in this house. Tech inspected zoned split system. Tech found 7.5uf blower capacitor reading 11% weak at 6.7uf. Tech suspects system was in a hard lockout due to faulty bypass damper spring. Cycled power to check blower capacitor before confirming lockout. Tested both zone damper motors without issue. Recorded amp draws and refrigerant pressures and tested defrost. Tech found spring inside zone bypass damper stiff and will not allow static pressure adjustment to lower all the way. Bypass damper is not responding correctly with module attached. Damper opens and closes freely with it removed. Tech recommends replacing Honeywell bypass damper module to ensure it opens and closes correctly based on static pressure. Customer would like to plan on first visit around May timeframe. Please order damper and return to replace damper module and capacitor.

TEM 4 system that white and blue wires coming off the heat kit molex plug have to be cut and wires to thermostat w and c. Tech cut wires and connected, now system is running aux heat. Supply temp increased from 97 to 128. Tech recommends ESA, 3 systems.
