Is the crawl space under your home safe for technicians to access? There may be conditions there about which you are unaware, and which need addressing before important repairs or replacements such as a new duct system can be made. For example, some of your pipes, electrical wires or even your HVAC ductwork may be located in the crawl space and may need inspection or repair.

Here are some hazards that homeowners should be aware of as they think about crawl space safety:

Sewage

You or the workers you hire may be exposed to sewage if pipes under the house have leaked. It will be necessary for anyone entering these areas to wear proper protective suiting to avoid the risk of exposure to pathogens from raw sewage. It may also be that debris on the soil surface has to be removed, and sanitation procedures initiated. It may also be necessary to install clean plastic ground cover over this area before work can proceed.

Mold

Excessive moisture leaking in the crawl space may provide a breeding ground for mold, which should be cleaned up before anyone works there. Those performing the cleanup should have special training and wear a respirator.

Debris

Loose debris in the crawl space may be a hazard to workers. This could be nails, wire, pieces of wood or even animal debris. You may have to hire a professional cleaner with the right equipment to dispose of the debris so it’s safe for work to proceed.

Odors

If there are obvious chemical odors, you will need professional help to find the source and clear it up. No one should enter the area without a respirator.

Standing Water

Puddles or even damp areas can increase the risk of electrical shock. Leaks should be fixed, and the soil or floor thoroughly dry before work proceeds.

Asbestos

Evidence of asbestos contamination requires that the asbestos be contained and removed by professionals with proper equipment and protective clothing.
