Very pleased with this technician's manner and work. Unlike tech last spring, he put on booties when he came into the house. Also cleaned filters which last tech did not. Spent much longer doing the work which leads me to believe last tech did very little during the spring maintenance.

Technician found both older system malfunctioning. The further back #837D induced draft motor fins are not pulling enough negative pressure to engage system. Due to housing technician could not open housing. Office will have to quote due type of induced draft motor positive pressure. Front right #082D technician found the control board was burnt and had inline fuse blown. Causing system to run at times but not constantly. Office to find availability of board to give quote. Collected for 1 system due to last visit was collected on other system. Due to age of systems technician recommended replacing system.

Tech found spark igniter wire from ignition control board was deteriorating. Tech suspects spark is not ignited at the spark igniter but at the door causing system not to spark and not to heat. Technician did test system. System is heating at this time.

Tech upgraded lobby thermostat to a focus pro and enabled the auto feature. Customer approved thermostat.

Apon arrival tech found upstairs system to not be heating tech found unit to be in a soft lock out found contactor to be pitted and burnt along with the capacitor testing weak tech looked over rest of systems and found one of the downstairs systems to have a weak capacitor as well tech recommended replacement of the 2 capacitors and the contactor customer approved also charged house call fee. Customer would like to have field supervisor step out to quote all new systems.

Upon arrival tech was informed that yesterday the system did not seem to be working. Thermostat was in the off position and they changed to auto and set temperature high and never really seemed to come on. Customer stated this morning system did seem to be working. Due to inclement weather tech was not able to access rooftop package unit. Tech did check Delta T on 3 different supply registers and system ranged from 21-25 degrees. Informed customer to keep an eye on system and if it has a challenge again to give the office a call back.

Upon arrival tech was informed that system in the kitchen was reading 77 degrees but does not feel that warm. Tech set heat call to 79 to get system running. All amp draws for system are reading within specs. Supply temp coming through vent ranged from 95 degrees to 100 degrees. Temperature probe was reading 74 degrees directly beside thermostat but thermostat itself still read 77. Tech believes thermostat sensor is reading off. Found install instructions and adjusted temperature offset to allowing to read more accurately with room temperature. Tech also inspected both systems for dinning area and found the thermostat on the back wall was set to 81 for heat and reading 71. Checked temperatures coming through vents and system had a Delt T of 30 degrees. Thermostat beside bar area system #3 serial number ending in 2212 is set for 71 heat but reading 68 and had a delta T of 7 degrees. Tech further inspected system and found suction pressure to be in a normalize range but head pressure was

Upon arrival tech began inspecting system #2 for bar area. Thermostat had alert for registering device on display preventing you from seeing what mode system was on. Cleared alert and system was set for Cool 73. Changed to auto mode and system came on. Tech checked temperatures at front entrance and bar area that system serviced and was heating normally. Thermostat reached 70 degrees before departure, tech did not find any challenges with system. System is back operational at this time.

Opened the crawlspace door for under the house, and found the water heater sitting in about a foot of sewage in the corner of the house. advise the customer they will need to hire septic people to come out and pump out the area before I could even look any further into the water heater to give an estimate.

Repair technician replaced 2 scharder valves pressurized system held and pulled vacuum to desired specs. Tech added 13lbs of 410a. System started up no issues.

Technician found circuit 2 void of refrigerant. Upon further inspection technician found leaking scharder valve. Valve will need to be replaced. Once replaced circuit 2 will need to be pressurized pulled vacuum and add 13lbs of 410a.

Upon arrival tech was informed that in early January system blower seemed to be running non stop but has been working correctly. Tech began inspecting system, cycled heat on and checked all amp draws, capacitor readings and temp readings and everything is within specs. Blower is cycling on and off like it is supposed to. Only challenge found is both 20x25x1 filters were extremely dirty and tech replaced with customer supplied filters. System is operational at this time.

Rescheduled so customer can get lift to access hanging heaters. Tech returned to further diagnose hanging gas heater. Found blower for heater was getting 115v but was not coming on. Tech also tried to see if blade would free spin and would not move at all. Will need to quote to replace motor.

Technician returned to connect duct work. Once connected system heat is operating at 96 degrees supply return at 48 degrees. Tech air will be removed from that room by return now since it is connected. Tech found on the Trane package unit s#524D technician found system would test defrost properly but when technician tested coil sensor found it not to close when temperature was cold enough for it close. Technician put sensor in the snow and sensor would still not close. Technician diagnosed a failed coil sensor if approved will need to order. Unit for store and office tech found vents were blowing out 100 plus air from supply vents but in the furthest room it was colder then normal and thermostat is in that room. Tech did confirm supply was 100 out both supply vents in the office as well. Technician found extremely dirty air filter restricts cold from being removed from office. Technician recommends maintenance on systems. Customer approved coil sensor.
