—Performed CMA Full Service on 1 Package Heat Pump. — Heat strips are not connected. Blower motor wiring has been connected to compressor wiring at thermostat connection. — Performed extensive cleaning of blower wheel. —Changed filter, cleaned coil and outdoor unit, cleaned blower wheel, flush drain pan and trap. System currently operating correctly with a temperature difference of 19 degrees in heat mode.

Upon arrival tech was informed that air handler would run for about a minute then shut off and condenser would continue to run and shut off. Tech found blow fault on control board. Checked to ensure blower was receiving proper voltage and it is. Reset breaker and blower came and ran for about a minute after condenser came on then blower shut off again with fault. Tech suspects the module is causing blower to cut off. Recommend replacement of both motor and module. Tech quoted OEM motor and single speed motor due to not being under warranty. Homeowner approved replacement with single speed motor. Installed and checked operation. System is back operational at this time.

Tech serviced and cleaned unit. Tech found bacteria build up on blower. Tech pulled and cleaned. Tech found inducer motor capacitor at 1.8/2 MFD. Tech found compressor capacitor reading at 50/45 MFD. tech also found evaporator coil showing signs of rust. Tech did a detailed leak search but could not find a consistent leak. Tech recommends plasma air and turbo capacitor.

Tech found pilot light for hanging heater in truck bay not staying lit. Tech suspects faulty thermocouple. Tech replaced thermocouple for testing purposes and pilot flame stayed lit. Tech tested heater without challenges. Heater displays signs of age, but is operating properly at this time. Tech collected for service call and repair.

Tech pumped refrigerant back down into outdoor unit. Replaced indoor TXV and biflow drier. Flowed nitrogen while brazing. Low side of system passed positive and negative pressure test. Released refrigerant back through system and tested. System is back cooling properly. Collected for repair. Need to mail paper copy of receipt and 1 year guarantee to 102 Devin lanes. Explained that we don't have a printer on the truck.

Tech arrived to do maintenance TTE. Tech found system was not cooling due to being void of refrigerant. Tech found high pressure switch braze joint leaking. System is 9 years old. Customer reported no interest in system replacement. Approved braze repair. Tech brazed high pressure switch and replaced biflow drier while flowing nitrogen. System passed positive and negative pressure test and tech recharged system. Tried to use zip ties to secure high pressure switch and braze joint broke free again. Tech recovered refrigerant and made braze repair again using more silver solder. Tech tugged on it again slightly. It seems more secure. System passed positive and negative pressure test again. Tech recharged system again and tested. Tech found suction pressure very low in cooling mode. Subcooling and superheat are very high. Tech diagnosed indoor TXV is also not metering properly. Visually inspected indoor TXV and found no rubbing on sensing bulb line. Tried switching reversing valve back an

Found evaporator coil frozen upon arrival. Allowed coil to thaw and monitored pressures running slightly low at 110/300 Added AC leak freeze, and 2LBS of R410a to achieve proper specs. Changed filter as well. System back up and cooling. Steve approved today’s invoice via phone. System looks to be due for cleaning. Need to schedule maintenance visit.

ServPro has recently removed multiple ceiling tiles/insulation, and light fixture covers due to water damage. Duct system, cooling coil cabinet, and auxiliary drain pan are sweating. Drop ceiling was re-done 6 months ago and is properly insulated. Ducts are insulated properly as well. Monitored system pressures found indications of low charge. 38-39 degree evaporator coil may be contributing to condensation issues. Explained all possible scenarios for addressing leak. Costly repairs may not be recommended. System is 12 years old. Mr. Hill would like a quote for a new system sent and a decision will be made.

Dual capacitor 45/5 is reading in specs at 4.9 on fan side and 43.6 on HERM side. Tech recommended changing full service to before the summer instead of January. Customer described symptoms of system freezing up and also outdoor fan not coming on. Tech cleaned clogged indoor coil at no charge per office. Turned power back on and found relay on defrost board buzzing. Tech recommends replacing defrost board. This could be the cause of outdoor fan not starting as customer reported. Quoted $788 plus tax to order and replace defrost board. System is back cooling with 22 degree delta t. Tech also found filters inside filter grille for old unused unit. Changed filter position. Tech recommends installing existing filter grille over return for system in use. Tech recommends removing old system and sealing air gap in side of building where old unit is not air tight. Tech called Steve Dooley know about quote. He approved ordering defrost board.
