—Tenant states house seems cold often regardless of setting at thermostat. States recent light bills have been high. —Arrived to find thermostat satisfied at setting of 80 degrees. Verified temperature at thermostat with thermometer. —Observed return temperature of 78 with supply temperature of 95 at kitchen register. —Verified heat strips operate as expected. Observed supply temperature of 109 with auxiliary heat running. —Found 1 supply register in kitchen was closed. 1 supply register in living room was closed. 1 supply register in bathroom was closed. Opened registers as appropriate, and found acceptable supply temperatures at each. Suspect tenant has been feeling cold spots in these rooms due to lack of air flow. —No repairs or recommendations at this visit. Billing for House Call.

—Customer states system has been struggling to satisfy thermostat setting. States problem has been since recent maintenance. —Thermostat was satisfied with a setting of 65 upon arrival. Return temperature of 64 with a supply temperature of 81. —Found no amperage on heat strips when called for by thermostat. 2 breakers for heat strips inside unit were in off position. Turned on breakers and verified heat strips are operating correctly. Supply temperature of 105 with auxiliary heat. —Flex conduit for wiring to unit has broken loose. Unable to re secure in current frozen conditions. Fitting will need to be secured or replaced when ice buildup is not present. —Not billing for house call fee per recent maintenance.

Technician found 60 amp breaker was tripped due to subpanel melting. As previous tech found. System I heating heat pump but heat strips it is not customer will need to contact electrician to replace subpanel.

Tech found system locked out on no flame. Tech found system restarted and was able to light up. Due to the weather, tech suspects a frozen regulator caused the system to lock out on no flame. System is heating properly at this time and flame is good. Tech quoted installing a vent cap and flipping the regulator to prevent future issues. Customer had to leave and requested emailing the estimate.

Tech found 80mfd capacitor was weak . Tech found variable speed condenser fan was failing customer stated heat was coming from compressor and od fan was not running tech suspected defrost customer stated they turned system on and 20 minute wait and system fan would not engage. Tech informed customer field supervisor will come give best solution.

Tech found system working properly and 82 degrees in home. Couldn’t get ahold of daughter, office advised if we come back out and find no challenges there will be a house call fee.

Found the fan rubbing on the plastic shroud, tech removed the ice standing on the fan blades and re-aligned the condenser fan motor to where it does not scrape. System is heating and defrosting properly. System under 2 years old.

Customer mentioned he saw smoke coming out of outdoor unit. Tech educated customer on defrost cycles and stated this is normal operation to see steam out of unit. Inspected system and monitored operation, amp draws are within spec, system is defrosting as needed. Heat strips are coming as needed, thermostat is satisfied at 73. No issues.

Tech performed service on trane package unit. As tech was performing service, found condenser coils to be frozen. Tech attempted to force defrost on defrost control board. Was not successful, tech checked ambient & coil temperature sensors. All sensors were reading true to specification. Found defrost control board to be faulty. Customer approved replacement for warranty defrost control board. Delta t is within specification at this time and customer is satisfied with today’s service. Found no other challenges at today’s visit.

Upon arrival tech found failed inducer draft motor, motor is receiving a call and proper voltage but not running freely. Wheel is also rusted apart in places, inducer assembly has failed and will need to be replaced. Gave customer estimate, did not want to repair at this time.

System will fail to heat upon failure. —Replaced Inducer Draft Motor Assembly on System 2 per approval of prior estimate. —No customer on site at time of repair. Left air filters at door to be replaced by customer, per prior maintenance notes.

Performed CMA Inspection on 4 Gas Package systems. -Gas Package #1 has no challenges at this time and is heating properly with a delta T exceeding 20 degrees.- Gas Package #2 has no challenges at this time and is heating properly with a delta T exceeding 20 degrees. -Gas Package #3 has no challenges at this time and is heating properly with a delta T over 20 degrees. -Gas Package #4 has no challenges at this time and is heating properly with a delta T exceeding 20 degrees. - Tech checked fan, compressor and Blowor motor amperage on todays visit, all amperage checks were inside correct specifications. - Tech flushed drain lines and added condensate treatment tablets to drain pans. - There was no leaks presents on evaporator or condenser coils. - Tech completed filter change of 12-16x16x2 flyers and 4-16x25x2 filters. - There are pictures and a performance report attached to this invoice.

Upon arrival customer stated RTU#4 will not shut off and is heating continuously, tech found power to system turned off tech turned power on and cycled system on and off with no challenges, tech inspected contactors, control board and thermostat and found no challenges system is operating properly.

Tech replaced 3 pole contractor and verified compressor only comes on with y call. System 3. Coil is still partially frozen and will take a little while to finish thawing with this cold weather. Tech does not want to force coil to thaw as that will dump water through the return. Space is empty at this time.

—Customer states thermostat blank. Air handler circuit breaker was recently replaced. —Thermostat blank upon arrival. Found no low voltage at thermostat. Outdoor breaker for air handler was not tripped. —Found GFCI outlet in crawl space for condensate pump tripped. Found no continuity on overflow safety for pump, indicating pump has failed. Recommend replacement of pump. Provided estimate for condensate pump. —Found 60 A time delay fuse in air handler disconnect blown, therefore not supplying proper voltage to the system. Recommend replacement of fuse and System Operation Test to continue diagnosing system. Provided estimate to replace fuse and perform further testing. Customer approves replacing fuse and testing system. —System is back working after replacing fuse. Air handler pulls approximately 3 A when operating blower and condenser, just over 40 A when operating with heat strips. This should not have caused 60 A fuse to blow. Tech washed and serviced units, customer has a return duct in closet that condensates and seems to grow mold on the outside. Customer interested in quoting re-insulating or possible replacement for duct and wants office to call in the morning. Tech recommend ESA 2 system. Customer approved and wanted to use this as first visit. Units are heating with a delta T of 19.

Tech returned to fix breaker box. Customer stated she’s interested in a new thermostat. Tech took pictures of the thermostat wires. Customer also stated she opened blower door and clips broke. Tech resealed door with tape supplied by customer.

Upon arrival tech found system short cycling in heat mode on low pressure switch. Suction pressure continuously dropped while head pressure began to rise. Ran system in cool mode and found suction pressure stabilized and did not drop, diagnosed failed outdoor TXV. Presented warranty estimate, customer approved repair. Will need to order TXV and return to repair. Tech tested heat strip operation to provide heat in the mean time and found heat strips ran for only a few minutes before returned to off position. FPE 60 amp breaker is failing, tech replaced breaker after approval. Heat strips are operating properly.
