- Tech found failed 1/10HP — 1075RPM — 0.7FLA condenser fan motor upon arrival, resulting in the outdoor coil freezing over. Motor will need to be ordered; customer will order the motor and replace it himself. Advised customer no warranty will be offered and built estimate to install a customer-supplied motor and advised no warranty is offered with that option either. - Noted (Y1 Out) on defrost control board has been bypassed by separate contractor. - Recommended a premium service agreement; customer will contact office after repair is complete. - Confirmed heat strip operation and advised customer to keep the thermostat set to emergency heat. Left power off at outdoor disconnect.

Tech washed and serviced unit and found Uv bulb to be blown tech recommend replacement customer approved tech found no other challenges at this time. (Unit is 1 year old) unit is up heating properly after todays visit. Customer prepaid will need to return to install new Uv bulb

—Performed CMA Full Service on 6 Rooftop Gas Package Systems. — RTU-1 2020 Trane 15 Ton Rooftop Gas Pack: Front Left from Entrance: Observed slight whine from inducer draft motor. System gas heat stutters when igniting. Inducer draft motor may be due for failure. Video of sound on related System Performance Report. Provided estimate for replacement of Induced Draft Assembly. —RTU-3 2024 Trane 15 Ton Rooftop Gas Pack: Back Left from Entrance: System turned off at thermostat. Suspect system has not been used since diagnosis of microbial growth in ductwork (Sep 2, 2024). —Changed filters, washed coils and cabinets, cleaned and flushed drain pans and drain lines, tested electrical and temperatures. All units operating correctly at this time. Set time and dates on all thermostats appropriately upon departure.

Tech washed and serviced unit. Found no challenges at this visit. Capacitor is just within tolerance, customer wants to watch capacitor and may replace next visit. Customer extended PSA. Unit is heating with a delta T of 19.

Lines were shut off and pressurized individually, found air handler #1 with a major leak at the evaporator coil, #10 was previously shut off due to having a leak at the air handler and #9. Leaking air handlers were shut off at the refrigerant distribution lines. System was pressurized and left over night and re-checked the nitrogen pressure. System was evacuated and re-charged with 96lbs of R410a refrigerant. Temperature supply temps on the properly operating units were between 94-108 degrees in heat mode. Room #212 has a failed Mitsubishi thermostat.

Tech replaced faulty dc relays for the heat strips. Tested aux afterwards. Proper amp draw was provided by the heat strips.

Tech returned and replaced dual run cap system back up and operating with a delta t of 19. Customers paid via 2 different cards.

Upon arrival tech was informed that system was not heating. Inspected gas furnace and found it was locked out. Reset power and inducer draft came on, spark ignitor came on but would not keep pilot light lit to light burners. Tech further inspected 24v control and found it was not sending consistent voltage to gas valve. Control and gas valve will need to be ordered if repair is made. Due to age of system tech recommends replacement of gas furnace and ac side since it is R22 Freon. Contacted office about field supervisor coming out, will need to schedule with owner to make sure tenant is available.

- Technicians balanced airflow (see images) per customer request. Adjusted blower speed taps; cool mode from medium high to high and heat mode from medium low to medium high. - Recommended full duct system replacement. Turned over to field supervisor.

Upon arrival tech was informed system was maintaining temp but did feel like it was heating. Inspected system and found capacitors reading within specs. All motors are reading within specs. Tech checked temperature and has a Delta T of 23.9 degrees with just heat hump running. Tech explained how 1st and 2nd stage work for heat pump. Tech did not find any challenges with system. System is operational at this time.

Upon arrival tech began inspecting Trane Gas Pack for potential leak. Tech did not find any leaks on the gas line outside the system, inside the system or at the gas meter. Tech checked gas pressure and found first stage was at 3”WC and should be at 1.75”WC and second was at 4”WC and should be around 3.5”WC. Tech adjusted gas pressure down to 3.75”WC for second stage and 1.75”WC for first stage. Attempted to contact homeowner multiple times with no success. Informed office and could not reach homeowner.

Technician found 11 a/h 2 condensers mini splits. Both techs found low refrigerant. Both techs came with conclusion will need to return to pull out all refrigerant and pressurized and close off each a/h to test pressure to each one to find the leak. Will need to speak to office to have solution.

- Tech performed CMA inspection on one Carrier split system condenser, could not access air handler without 10ft ladder. Need to schedule follow-up visit with 10ft ladder and clean the diffusers in the ceiling tiles during non-active business hours. Customer stated that the first employee arrives at 09:30 and requires a notice before scheduling the visit. - Tech recommends replacing faulty disconnect box due to safety concerns. - Replaced (2) 20x20x1 air filters. System is operating normally at this time.
