Very professional! Got a call to let me know that the technician was on his way. When he arrived he did a thorough inspection of the air conditioning unit and then shared his findings and recommendations to fix the problem. I appreciated that he gave me a recap of his work and that he cleaned up after himself and wore shoe covers the entire time he was in the house. Upon arrival tech found thermostat blank and breaker tripped, tech flipped breaker and found it trips when compressor is called, tech found failed compressor shorted to ground. Office will need to order and schedule replacement under full warranty. Tech unplugged and taped power plug for compressor so customer would have heat strips.

Tech replaced an evaporator coil under manufacture warranty, tech did not recover charge due to the system being with only 30psi(no refrigerant in the system). Tech replaced the filter dryer and evaporator coil while flowing nitrogen. Tech pressure tested to 300psi and noticed the pressure dropped 40 psi within 20 minutes, tech then pressurized then system to 350psi and leaked searched the joints of the indoor(new coil brazed) and outdoor system and did not spot any, as tech walked to to the outdoor unit to check the filter dryer, dirt and mud blew from the PVC chase and noticed that the system lost all the nitrogen pressure, tech attempted to remove as much dirt as possible to attempt to sport the leak (nitrogen was flowing and headed water gargling) tech went inside and and removed spray foam insulation to attempt to push the liquid line thru to see if the leak is near the outside and did not move much, tech suspects the leak in the line set being somewhere under the slab where it is

RTU#4 found error code EB (incorrect thermostat input). Thermostat was programmed for heat pump and appeared to short out when it made a W call. Tech reprogrammed the thermostat from heat pump to AC and was only receiving 11volts to the unit from a W call. Tech replaced the thermostat face plate only due to having a stripped back plate on a “new out the box” Vision Pro thermostat and managed to get the system to operate heat. System #4 is a 2 stage straight AC and heat strip only unit. Wiring, Vision Pro thermostat face replaced, and reprogrammed the thermostat was well to its corresponding settings. RTU#4 is back heating. Install warranty.

Technician found no condensation present but did see dried up water marks.p on return. Tech found return about water mark in ceiling. Technician suspects possible roof issues. Technician recommends returning in summer to see if return is actually condensating or water from another source.

Tech replaced thermostat wire based on previous tech’s diagnostics, from thermostat Mount plate, to air handler to the condenser. Tested defrost cycle, blower and heat pump. Tech set thermostat temperature to 72 degrees per customer request. No further shortages were duplicated

System #7 Found a short at the outdoor condenser, wires were rubbing in 3 different places. Tech corrected low voltage wires rubbing and tested heat and aux afterwards. Fuse was replaced as well. System is back operating. Manager on site approved today’s repairs.

PERFORMED CMA FULL SERVICE ON 10 SPLIT SYSTEMS. TECH CHECKED FAN,COMPRESSOR AND BLOWOR MOTOR AMPERAGE, ALL AMPERAGE CHECKS WERE INSIDE CORRECT SPECIFICATIONS. CLEANED ALL EVAPORATOR COILS, CONDENSER COILS AND OUTSIDE CONDENSER CABINETS. FLUSHED ALL DRAIN LINES AND ADDED CONDENSATE TREATMENT TABLETS TO ALL DRAIN PANS. ALL SYSTEMS ARE HEATING PROPERLY AND HAVE A DELTA T OF 20 DEGREES OR HIGHER, AND ALL THERMOSTATS ARE FUNCTIONING PROPERLY. TECH WILL RETURN FOR FILTER CHANGE. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE. TECH COMPLETED FILTER CHANGE. DURING FILTER CHANGE VISIT TECH FOUND SPLIT SYSTEM #7 OFF ATTHERMOSTAT, TECH FOUND BLOWN 5 AMP FUSE IN AIR HANDLER, TECH CHANGED FUSE BUT NOTICED WHEN YOU BRING POWER BACK ON TO SYSTEM FUSE BLOWS AGAIN. FUSE KEEPS BLOWING DUE TO A WIRE SHORT, TECH WAS NOT ABLE TO FIND CAUSE OF ISSUE. THERE WILL BE ANOTHER TECH OUT IN A COUPLE OF DAYS TO FURTHER DIAGNOSE PROBLEM WITH SPLIT SYSTEM #7.

Upon arrival tech was shown thermostat. VP8000 had a temp sensor error display, removed faceplate from wall and installed and error went away. Started system and everything came on. Informed customer of finding and they stated there was a power flicker the day before issue started. Showed customer how to reset if issue occurs again but if it continues to call the office. System is back operational at this time.

RTU# 4, 6, 2 are all off and secured with zip ties to prevent tuning them on due to major challenges present. Findings were found during CMA and needed to further diagnose the system. RTUi#4 -has 3 fuses missing, system is voided on R22, a leak repair appears to have been performed in the past by another company, access door covers are in bad condition, thermostat wire has exposed copper due to age, belt adjustment is needed and AX52 belt is warped which would need to be replaced, compressor is reading bad based on the megohmmeter meter, which indicates electrical failure of the compressor is expected, crankcase heaters are bad and currently are disconnected, system replacement is encouraged due to possible high repair bills. RTU# 6- has 3 fuses missing, r22 compressors reading electronically bad, one circuit is voided on R22 refrigerant, the other circuit has some R22 refrigerant but not much, major leaks are within the system. Thermostat wiring would need to repaired due to exposed

Tech performed service on (2) carrier split systems. As tech was performing service on upstairs unit, tech found auxiliary drain pan to be full of water. Tech fully cleaned/vacuumed drain line and installed algae tabs to help with drainage. Tech cleaned and vacuumed auxiliary drain pan and water is flowing outside. All ok at this time. Customer stated would like condensate pump for upstairs unit. Customer is interested in media filters but stated will install filters next visit. Customer also stated wanted tech to come back for future services. Delta t is within specification and customer is satisfied with todays visit. Found no other challenges at todays visit.

Upon arrival landlord stated another company inspected system and stated it needed lots of repairs and had a major condensation leak. Tech inspected air handler and found no challenges, inspected spot of concern where bypass enters return and found it not sweating but may have been sweating in the past. Tech checked static pressure and found it to be testing to spec at .2 airflow and refrigerant pressures are good, drain line is not clogged and is draining properly, tech did find tenant had thermostat set to 66 and system was running continuously to try and hold temperature. Tech suspects this this is why ducts were sweating and tech recommended not setting it so low. Found no issues in condenser system is operating properly, spoke with landlord on finds and signed up for PSA.
