Technician was informed of thermostat memory technician was informed building lost power. Tech reset thermostat and reprogrammed thermostat for heat pump since it went back to conventional gas. Technician was also informed of 2 thermostats in hallway but only 1 system was supplying hall way the other thermostat was in controlling the office where it was 5 degrees colder then hallway. Customer wants thermostat relocated. Office to quote out relocation of thermostat possibly in office will require 20 ft of thermostat wire.

Tech replaced high limit switch. Once replaced technician cycled system found no other challenges.

Tech receiving power to blower but blower not powering on, recommend replacement of blower, intermittent issue, system has been working since last visit, customer stated they would like to hold off on repair due to system working at this time, informed customer that we would send motor back and that if it stops working again that it will have to be reordered and could take a few days. Customer stated they were okay with that.

Customer stated lobby bathroom, lobby, and reception areas are still colder then rest of area. Thermostat is satisfied at 72 but those areas are reading in the 60 degrees range. Tech will consult with office on best course of action and office will contact customer with plan moving forward.

Tech found high temp limit has failed due to extreme amounts of rust. System has rust all around the induced draft motor uasing damage to the switch’s below. Tech also found gas tank was at 20 will need to be refilled and tech also found only 1.3 wc to gas valve from tank. Tech informed customer on findings will need to have office find availability of high limit temp.

Tech found variable speed blower in master bedroom unit failed, blower received power but will not kick on. Tech built estimate for replacement and customer approved, need to order blower and inform customer when it comes in. System is down at this time.

Previous company diagnosed cracked heat exchangers. Tech confirmed diagnosis finding multiple cracks. Tech explained that there may be more going on but heat exchangers would need to be replaced before testing heat operation. Due to age, condition, cost of repair, and potential future issues, tech recommends replacing system. Field supervisor scheduled to come out.

Tech arrived to replace blower motor, tech had to remove threaded rod hold air handler in order to remove blower housing. Tech replaced motor and secured threaded rod back in place system is now operating properly.

Upon arrival tech began replacing inducer draft assembly on gas pack. Started system in heat mode and found no other challenges at this time. System is back operational.

— Customer stated they identified a burning smell in the middle of the night. States they heard an odd sound at air return and that the thermostat is showing multiple error codes. Customer has turned off system at the thermostat. — Did not observe any odd sounds when operating indoor blower from thermostat. — Found high pressure cutout alert and hard lockout at outdoor unit. Provided customer estimate to perform system operation test to further diagnose possible cause of high pressure fault. — Found system climbs to high pressure and cuts off free operating with call from thermostat for about 5 minutes. Observed variable speed blower motor not operating correctly and stuttering when trying to operate. Recommend replacement of variable speed blower motor. — System is under warranty. Customer approved estimate for warranty motor replacement. Part to be ordered and repair to be scheduled accordingly. Left system off at thermostat until repair is made.

Upon arrival tech was informed gas pack was not heating. Inspected system and found a 6 fault flash code for flame rollout switch open. Verified switch was open and reset. Once reset inducer draft came on and is making a loud grinding noise due to making contact with housing. Tech does not recommend attempting to adjust inducer draft assembly due to it grinding and compromising the wheel, tech recommends replacing it with a new one. Once replaced we can further investigate system to ensure there are no other challenges. Tech emailed estimate to customer and they will reach out to office when they would like to make repairs. System is currently turned off at disconnect.

Upon arrival tech was informed of front offices having hot and cold spots. Tech adjusted damps for bathroom in lobby, printer room and hallway. After speaking with office we will need to return with flow hood to properly adjust CFM. Informed customer of findings and and that the office would be in touch on when we could come back.

Found breakers for heat strips located inside electrical compartment in off position. Cycled system and found inverter board faulty dropping voltage intermittently. Tech believes this has been ongoing, but hasn’t been noticed until heat strip breakers were left off. Customer will be contacting contractor who installed unit first and will follow up with our office if needed in order to price/approve repairs and order control board. System is running in EmHeat for time being.

Noticed the problem a couple of days ago, and that auxiliary heat has been running often. — Found thermostat satisfied at 75 degree heat setting upon arrival. — Found that a temperature setting of 2 degrees above actual turns auxiliary heat on, with a temperature difference of 30 degrees. A temperature setting of 1 degree above actual does not turn on auxiliary heat, and provides a temperature difference of 20 degrees. — Customer has installed air filters at multiple supply registers in floor. Observed a supply temperature between 1 and 4 degrees colder at these registers. Recommend removal of filters at these vents. — Observed damage at thermostat wire at unit outside. Recommend replacing section of thermostat wire and performing system operations test to verify all components in working order. Customer approved provided estimate. — Replaced damaged section of thermostat wire. Secured to flex conduit and insulate

Tech found ignition control board had failed again. Upon further inspection tech found cracks in the plug backside of the control board. Tech inspected heat exchanger and found rust and holes in the tubes. Tech also found burners are rusty and collection box close to rusting through. Technician called field supervisor to give best solution to customer due to age and cost of repairs.
