Tech arrived and found system not running, tech found fault code for no flame. Tech cleared fault and ran system with no issues, tech suspect’s regulator froze in weather. Mail hardcopy of agreement and invoice. Mail to pobox 5564 kinston nc 28503

Customer reported older gas furnace was starting up and quickly shutting off. Tech found 25uf blower capacitor reading low at 17.77uf. There is no filter installed in system and system is very dirty. Tech scoped heat exchanger and found no issues. Tech was unable to duplicate issue with short cycling. Tech recommends considering system replacement due to age and condition. Tech recommends commercial maintenance to keep systems clean, serviced and operating correctly. Quoted price to pull and clean burners and flame sensor and pull and clean blower assembly. Customer approved work. Tech cleaned burners and flame rod, replaced blower capacitor, and cleaned blower assembly with water hose outside. Found no further issues. Tech recommended CMA maintenance for all systems on site.

Tenant claims there is a busted pipe in the front yard that the water has not gone away since it last snowed here. it is currently raining and a flooded yard. This call will have to be rescheduled for a later date to be able to find the leak.

Found a shorted single pole contactor for the compressor, tech approved investing into PSA yearly and approved today’s repairs. Thermostat is back operating. Tech noticed the ecm blower motor turning on and off, constant voltage is being received to the condenser fan motor. Tech did informed the homeowner about the findings and stated that he is leaving out of town the following day and does not know when he will be back to NC and will deal with it then. Tech assured the aux heat was operating.

Upon arrival tech found left side living room duct supplying no air flow, inspected branch line in crawlspace. Found 6” hard pipe with about 3’ of flex spliced onto supply box which connects to trunk line. Airflow is bypassing this run due to angle and placement and only entering trunk line. Tech recommends adding flex to run and hooking it onto trunk line. Provided estimate for repair. Will need a 6” start collar and 5’ of 6” flex. Customer will call when ready to make repair.

Tech arrived and found leak location to be completely covered by fins and braces, to repair you would have to completely disassemble coil and braze back together. Tech informed customer better solution to replace. Quotes will be completed and sent tomorrow.

Cleared hair from guest bathroom, tub drain and also adjusted pop-up in guest bathroom sink. Remove the kitchen sink faucet and install a Kohler touchless customer supplied kitchen faucet. The Kohler touchless kitchen faucet requires 120 V power which the customer does not have. The touchless portion of the faucet was also not working properly. Customer is advised of it not working properly. Advise the customer they need to call Kohler tech-support, and see if they can warranty the Faucet.

Coil leak float switch trap in crawlspace Tech inspected a 9 year old Rheem 3 ton split system heat pump. Crawlspace and attic ductwork are in good condition. Tech found multiple aluminum indoor coil leaks with refrigerant oil and green dye showing. Confirmed leaks with leak detector. See video. There is also a rust line on blower housing likely due to moisture drip off. Tech recommends indoor coil replacement to get system leak free and properly charged (111 oz of R410a plus lineset length charge). Drain trap is in the crawlspace. There is no float switch or PVC union for drain cleaning. Tech recommends installing float switch and union to prevent floor damage from possible future drain issues. Tested outdoor unit without issue. Recorded refrigerant pressures in each mode. Defrost and heat strips function correctly. Tech suspects system has been charged up with refrigerant and green dye in the past, but indoor coil leaks remain. Tech recommends replacing indoor coil, adding union

Tech arrived and found breaker tripped and cycled power back on, tech checked system operation and found fuse link 1 had popped out of place, tech reinserted into set place and made sure it locked in place, fuse link twos nut for fuse link was loose and causing fuse link to ark, tech tightened connection and verified proper operation, no charge due to recent repair.

Found the leak to be A malfunctioning bleeding button that is allowing water to escape from the filter system down to the ground. Advised customers, Jackson and sons does not work on filter systems and also advise them that the two filter systems should be replaced to solve the issue.

Tech serviced and cleaned units. Tech found evaporator coil on downstairs unit to be severely rusted. Tech found a consistent leak. Tech called field supervisor for further solutions. Tech also still does not have umbrella and did not take off tops of units to prevent water damage to any electrical components. Upstairs unit is heating and cooling efficiently. Downstairs unit is struggling to get up to temperature with a delta t of 10+ for heat.

Tech found igniter sparking but no flame. Tech found incoming gas pressure but no outlet pressure. Tech verified gas valve wires will pull in a contactor when getting the call. Gas valve has failed. Tech recommends ESA as well, customer requested repair only. Tech replaced gas valve and found normal heat operation

Tech arrived and customer had breakers off. Tech cut breakers on and checked system operation, tech found that when gas heat cycled on only two of the 4 burners would light. Tech pulled burners and found gas rails to be blocked off not allowing gas flow. Tech cleaned burners and cut system back on. System came on and is operating properly at this time. Tech spoke with customer about energy savings agreement and customer is interested but has to speak with wife.

Tech found ignition control module not allowing power through to motor or igniter, tech recommends replacing ignition control module.tech arrived and replaced module and found issue was still occurring, tech traced power back to Honeywell controller and found power relay busted not allowing power through to transformer, will need to order Honeywell t775a2009 controller.
