Upon arrival tech found upstairs thermostat blank and very hot to the touch, tech found thermostat is receiving 24v but display is blank thermostat is shorted, tech replaced under full warranty system is now back operating properly at this time, tech cycled heat and coil to ensure no shorts and found no challenges.

Technician converted gas pack from lp to natural installed new gas valve and orfice size to 37. Technician adjusted pressure high to 3.5 low to 1.75. System is operating properly at this time. Bill to customer.

Tech performed esa on one system, tech did not find any challenges with system at todays visit. System is back on and operating properly after completion of service. Customer renewed one system esa. All is good at this time.

Upon arrival tech was shown upstairs thermostat blank. Inspected system and found no fuses blown. Tech did find low voltage wires loosely secured under wire nut and well as line voltage wire being pinched by romex connectors. Tech secured low voltage wires and loosened romex clamps and tightened line voltage wires due to system slightly dropping voltage when touched. System is back operational at this time. No charge due to install warranty.

(Unit #1) found thermostat in need of a reset likely due to power outage. Reset power to thermostat, and cycled system with no challenges.

Returned to verify systems good for inspection. Dining room unit on stand is ready. Kitchen unit needs large 80 amp fuses in disconnect. Has 125 amp now. Need 3 fuses. No one around here has that type. See pics.

Tech found both thermostats satisfied and found neither system short cycling. Pressures and supply temperatures were good on both systems for the corresponding outdoor temps. Since thermostats were satisfied on both systems on the coldest day of the year, tech suspects systems were running a defrost cycle. Both systems operating properly at this time. Customer stated they would pay the office on Monday, they are driving now.

Tech performed preventative maintenance and serviced system. Tech recommended a hard start kit to lower start amps and preserve the life of the compressor. Customer did not invest at this time. Tech cycled both the heat and the air conditioning. System is up and running with a delta t of 23.

System #1 Tech recommends leak search level 3 and adding pressure. Repair leak the service port cap and valve stem on the true suction port and evacuate the system and charge the system with R410a, due to line set length and size, an additional 2-4 lbs are needed to acquire proper refrigerant levels/pressures. Tech pressure tested and evacuated the system below 500 microns. Charge the system and tested cooling. 23 degree split difference. Erica approved today’s repairs and will be billing out. System is back operating.

Found system #2 with correct refrigerant levels, system has a 20 degree delta T. System #1 is voided out on R410a refrigerant. Tech build an estimate to leak search and add nitrogen. Estimate was sent and will be scheduled to return on Monday to perform the leak search.

PERFORMED CMA FULL SERVICE ON 2 SPLIT SYSTEMS AND 1 WATER HEATER. SPLIT SYSTEM #1 IS LOW ON REFRIGERANT, RECOMMEND HAVING REFRIGERATE ADDED TO SYSTEM, SYSTEM HAS A LOW DELTA T AND ISNT COOLING PROPERLY. SPLIT SYSTEM #2 IS SHORT CYCLING AT CONDENSER AND ALSO HAS A LOW DELTA T, SYSTEM IS NOT COOLING PROPERLY. TECH CLEANED EVAPORATOR AND CONDENSER COILS. TECH LEAK SEARCHED EVAPORATOR AND CONDENSER COIL AND FOUND NO LEAKS. TECH COULD NOT GET ANY BLOWER AMPS DUE TO SYSTEM NOT PERFORMING PROPERLY. TECH COMPLETED FILTER CHANGE OF 2-20x22x1 FILTERS. TECH HAS CONTACTED OFFICE ABOUT COOLING ISSUES WITH BOTH SPLIT SYSTEMS, OUR OFFICE WILL BE SENDING A DEMAND TECHNICIAN OUT TO FURTHER DIAGNOSE SYSTEMS. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

Tech documented 4 different leak spots. Customer stated this is not a new issue except for one leak by the new unit. Tech found unit has no drain problem and the water is coming from the rain. Customer stated the water is present only when it is raining indicating a roof leak. Tech recommends contacting a roofer.

Technician found s#7975 system was frozen. Upon further inspection found 18in return was collapsed and damaged could not get up and running due to much damage. Estimate was done in may for repairs on system and was temporarily repaired. System is off due to frozen. Informed customer she will let there office know about findings.

Technician found blower motor is squeaking upon staring up. As well as circuit 1 compressor seals are broken and compressor not pumping it has 141 refrigerant pressures on suction and liquid when compressor engaged not pressure difference happened. Technician also found circuit 2 void of r22. System is 2009 r 22 recommend replacing system. Due to age and repair cost. Technician informed manager that was there.
