I initially contacted Jackson and Sons for an emergency ticket for my upstairs unit. Derek came out and was outstanding, then after being told my downstairs unit would need to be replaced entirely, I had Caleb and Joshua out to my house who informed me the unit could be serviced, and didn’t need to be replaced at all. I cannot speak highly enough about the service I received from everyone within the company, so much so that I signed a one year maintenance plan on the spot. Jackson and sons, and specifically the three people mentioned above, have earned a customer for life. Great customer service, and honest people who show true integrity at every turn! I’ll tell anyone and everyone who ever asks to call Jackson and Sons for any hvac needs from here forward.

Customer reported outdoor condenser for upstairs freezing up and running all the time. Tech found condenser in question was (serial HK2F) and did find thick frost pattern on outdoor coil. This condenser is for the downstairs actually. Tech recorded amp draws and refrigerant pressures. Tech swept system for refrigerant leaks and found none obviously present. Defrost sensors ohm correctly. Defrost cycle operated correctly. No flash codes. Tech did find refrigerant pressures slightly below pressure curve chart after defrosting coil. Tech found no refrigerant or defrost issue to completely explain ice. Customer approved cleaning outdoor coil. Customer did not invest in maintenance at this time, but may do so later.

Tech found system short cycling due to a failed 1/2 hp ECM blower. Tech confirmed line and low voltage to blower. System was manufactured in 2016. Brandon confirmed system was installed in 2018 and 5 year warranty went out in 2023. System is down with breakers off. Tech quoted book price for ECM blower and also recommended ESA preventative maintenance. Jackie Row is the property manager. Melvin Parker is the elderly homeowner. Lisa Presson is Mr Parker's daughter and takes care of the decisions. Mrs Lisa paid housecall and approved ordering blower motor. Declined preventative maintenance. Says there are multiple other properties, but they don't have interest in maintenance on the other properties either.

Upon arrival tech monitored system operation and found suction pressure not dropping in heat mode. Tech did find a low liquid line temp in heat mode, switched to cool mode and found low suction and slightly high head pressure. Warm suction line temp. Added 1.5 lbs of R410A to observe changes, found head pressure rising but suction pressure did not. Confirmed no air flow issues indicating a restriction. No temp difference across filter drier as well as no difference at line temp of liquid line at condenser vs air handler. Indoor TXV is shutting down and will need to be replaced. Screw on valve, photos on file. - Returned to replace indoor TXV, recovered refrigerant from system and removed filter drier as well as TXV. Brazed in new drier and elbow for screw on TXV at air handler. Pressure tested and evacuated system. Weighed in 8lbs 2oz of R410A per manufacture spec. Added extra 2oz for line set length. System is operating properly.

THERE IS AN ESTIMATE ATTACHED TO THIS INVOICE FOR REPLACEMENT OF FAN CAPACITOR. ALL SYSTEMS ARE PERFORMING PROPERLY AT THIS TIME. TECH COMPLETED FILTER CHANGE OF 20-20x20x1 FILTERS. TECH CAME OUT TO FIND BAD SMELL POSSIBLY COMING FROM AIR HANDLER #22 AND CHECK ON UV LIGHT INSIDE SYSTEM. UV LIGHT IS ON INSIDE SYSTEM TECH CLEANED EVAPORATOR COIL AND ADDED CONDENSATE DRAIN TABLETS TO DRAIN PAN. SYSTEM HAD NO STANDING WATER THAT WOULD CAUSE BAD SMELL INSIDE DRAIN PAN AND DRAIN LINES. TECH THROUGHLY CHECKED SYSTEM FOR CAUSE OF SMELL AND DID NOT FIND ANYTHING TO CAUSE BAD SMELL INSIDE SYSTEM. PROBLEM MAY BE RODENT DEAD INSIDE CEILING OR DUCT WORK.

Upon arrival tech was informed that exhaust fan for multiple bathrooms was not pulling air. Inspected fan and found motor to be receiving 120v but was not running. Air leaks at attempted seal on return box where return line was previously attached. Other attached existing return is not enough for this 3 ton system. Sent estimate on repairs. —Performed CMA Inspection on 6 Rooftop Package Units, 3 Split Heat Pumps, and 1 Mini Split Heat Pump. —RTU-5 2015 York Gas Package: East Wing: Compressor tested in bad range on megohm test. This indicates the compressor motor windings insulation has deteriorated, and compressor is due for failure. Evaporator coil and drain pan highly corroded. Due to age of system, condition of evaporator coil, and likelihood of compressor failure, customer should consider system replacement. —RTU-6 2014 Carrier Gas Package: West Wing: Compressor tested in caution range on megohm test. This indicates the compressor motor windings insulation is deteriorating, and compressor may be due for failure. Outdoor fan motor amperage high. FLA 1.5, actual 1.89. Tech found the manager’s office are have 5 zones. Tech turned all thermostats on and found 2 zones not opening. Tech found the lobby area thermostat was set as a conventional and changed to heat pump. That zone is now opening. Tech found the damper we just replaced is not opening. The zone board is receiving the call from the thermostat but is not sending power on open. There are 3 open zones available on the zone boards and tech moved zone 2 on board 1 to zone 2 on board 2 and found damper opening and closing properly. Customer requested checking the gas pressure on the furnace we cleaned the heat exchangers. Tech found 2.48 inlet pressure with LP gas. Inlet pressure should be near 15 outlet should be at least 10. Tech checked the furnace beside this unit and found inlet pressure is also 2.4. Customer is calling the gas company and will call us back to recheck furnaces.
