Tech washed and serviced unit and found aux pan to have some water standing due to condensation. Tech cleaned up water and informed customer. Tech found no other challenges. Unit is up and cooling with a delta t of 20. Customer wants to talk with spouse about renewing will call back in.

Technician returned to replace 5ft of lineset. Once pressurized system was leaking slightly. Tech pulled vacuum and added leak freeze to slow down leak until office can come up with better solution.

Tech found compressor for back hallway not running. Found stake on connector for start capacitor rusted and fallen off. Tech repaired connection by replacing spade connector. Dual run capacitor is in specs. Start capacitor is in specs. Start capacitor and potential relay tested good after replacing failed spade connector. Compressor started without issue. Tech allowed system to stabilize and noticed superheat is low and subcooling is high. Tech suspects someone has slightly overcharged system with R22. There is a spent leak seal injector next to outdoor unit. System is back cooling. Tech recommended getting a replacement quote due to age and likelihood of R22 refrigerant leak.

System found on hard lock out. Tech did not have access to the airhandler. Dual run capacitor and amp draws checked out good. Found normal refrigerant pressures, superheat and subcool are where they need to be based on manufacturer specs. From the condenser, the liquid line goes from 3/8 to 1/4 in as it goes in between the wall. Previous tech recommended replacing the liquid line due to extreme corrosion. Liquid line is extremely brittle due to corrosion. Tech did increase the subcooling from 10 to 13 due to the elevation, line set length and liquid line size. 20 degrees of delta T was recorded. System is back cooling. Pictures on file. Tech spoke with mark about the findings. Tech operated the system for 20+ minutes and operated without going into lock out or faults. Install warranty.

Tech found water under liquid line in the attic. Tech found liquid line in the attic was 65 degrees on both sides of the filter drier. Tech found liquid line temperature was 84 straight out the condenser. This indicates a restricted liquid line. Tech found and repaired a kinked liquid line and found normal pressures now. Liquid line temp in the attic is now 84 and only a 2 degree drop from the condenser. Tech found lineset it brittle and recommends replacing.

Found ceiling damage from water above the toiled downstairs. Found water in the supply plenum, blower compartment and indications of water bouncing off middle way the coil. Drain pan is clean, drain is clean. Tech removed the blower wheel to vaccum out the standing water present in the plenum. Tech dryer up as much water as possible from the ceiling, airhandler and supply, plenum. Tech assured the indoor coil was clean and increased the blower speed to improve the CFM. Tested the system in cool for 15 minutes and observed proper draining thru the indoor coil. Videos and pictures are on file. This challenge was present prior to last visit. Tech spoke with Courtney about the findings and returned the key. No charge per office.

PERFORMED PTU ON (1) TRANE SPLIT HEAT PUMP. FOUND CONDENSATION WITHN BLOWER COMPARTMENT CAUSING SMALL AMOUNT OF LEAKAGE INTO 1ST FLOOR BATHROOM CEILING. CUSTOMER STATED PREVIOUS TENANTS HAD TEMPERATURE SET LOW AT 67. FOUND EVAPORATOR COIL DRIPPING MIDWAY AND SUCTION PRESSURE/COIL TEMP SLIGHTLY LOW DUE TO LACK OF AIRFLOW. MOVED BLOWER SPEED FROM LOW TO MEDIUM SPEED. VERIFIED NO CRACKS WITHIN PAN, COIL IS CLEAN, AND PROPER DRAINAGE. PRESSURES WELL WITHIN SPECS. EVAPORATOR COIL IS NO LONGER DRIPPING. INVESTED IN ESA (1) SYSTEM.

Tech performed ESA on split zone system. Customer changes his own filters. Tech left spare filters. Tech found 45/7.5uf dual capacitor reading 13% weak on FAN side. Confirmed Trane warranty valid on outdoor unit until 2030. Quoted warranty capacitor price. Customer approved repair. Customer expressed concern about number of repairs on a 4 year old system and also wondered if system is undersized. Tech suspects system size is roughly correct. System appears to be operating properly. Customer can call with any specific questions or concerns.

NO BYPASSING PERFORMED PER REQUEST. INVESTED IN ESA (1) SYSTEM. SCHEDULE AFTER REPAIRS ARE MADE.
