We woke up to one of our units (not installed by Jackson & Sons) not heating. We have a service contract with Jackson & Sons so I called on a Friday and the technician, Kyle, was here within a couple of hours! We have always had amazing service from Jackson & Sons with installation, regular maintenance, to now repair.

Pedro showed extreme professionalism when servicing our Trane Unit! Pedro was very polite and through while at our home performing our first maintenance since our purchase last September!

Upon arrival tech was informed condenser for the upstairs system was making loud noise a few weeks again. Tech turned system on and was not able to have noise recreated but inspected over system. Amp draws for all motors and compressor are within specs. Temp range was reading a little low for heat pump and tech noticed heat strips were not coming on. Inspected heat strip problem and found the W wire was broken off from terminal block and capped off with wire nut. Stripped wires back and attached to terminal block and retested and heat strips came on. Tech informed homeowner that due to age of system and being R22 Freon that a replacement system is recommended over making major repairs. Customer would like first maintenance done around middle of spring time so upstairs can be inspected in cooling mode. System is back operational at this time.

Tech washed and serviced unit. Condenser coils were extremely dirty and tech recommended extending 2 system 1x year. Customer approved. Units are heating properly with a delta T of 28 and 20.

Tech washed and serviced unit and found downstairs unit to have mildew build on of the blower housing tech informed customer and recommended plasma air customer was interested but would like to wait to speak with husband tech found no other challenges at this time. Customer extended 2 sys psa.

Customer would like an estimate for removing there 50 gallon water heater and replacing it with a 80 gallon water heater. The water heater is in the garage on the floor and has pex piping. Will need an expansion tank.

Tech washed and serviced unit and found crawlspace to have some minor moisture but not terrible worth noting tech found no other challenges with the system unit is up running and heating properly at this time.

- Tech found thermostat satisfied at 72 degrees upon arrival. Confirmed zone board, heat strip, second stage compressor, and defrost operation. - Customer showed tech photo of thermostat reading 67, set to 72 and auxiliary heat was not called for. Observed no errors with thermostat during this visit. Replaced thermostat with same model Vision Pro, programmed properly with auxiliary heat dead band set to 3 degrees. Confirmed zone board communication and second stage compressor operation. System is operating normally at this time. Contractor warranty.

Upon arrival tech called tech support and waited for a return call. Once called back the tech stated when ice was removed from area of the coil that it’s the reason system would not go back into defrost. Once tech manually thawed system homeowner stated they have not had any other challenges. Homeowner is gonna call office for payment.

- Customer showed tech photos of downstairs thermostat reading 63 degrees while set to 68. Thermostat was satisfied at 71 upon arrival. - Confirmed thermostat programming, second stage compressor operation, defrost control, and heat strip operation. Found zone board programmed for gas system and no zone priority. Set the upstairs thermostat to heat and the downstairs secondary; the zone board opened the upstairs and kept the downstairs damper closed, for its 15 min auto changeover. This caused the system to neglect zone 1 and the temperature to drop. Adjusted zone programming to zone 1 priority and confirmed proper operation. Adjusted zone board to electric fan control from gas. System is operating normally at this time. Contractor warranty.

Tech began attempting to further diagnose system, tech manually thawed condenser, checked to ensure pressures in heating mode were with specs. After attempting to reach out to RHEEM tech was informed they don’t have hvac tech support. Spoke with office and they will keep trying to reach out. System is currently thawed and heating.

Upon arrival tech began replacing board and sensors. Installed and system was still not switching to defrost like it should. After speaking with office will need to return to further diagnose.

Upon arrival tech was informed master bedroom still felt colder then rest of house. Tech began investigating air flow issue and found one of the guest bedrooms branch line was disconnected from the trunk line. Both guest rooms are fairly small but have 8” lines feeding them. Tech reattached branch line and closed off both rooms 3/4 of the way. Tech also adjust 8” line that feeds dinning room. Informed homeowner to give it a few days and see how it feels. May need to return with flow hood to accurately measure air flow adjust accordingly.

Tech washed and serviced the system per service agreement, tech found no challenges at this time, the system is back up and running and holding a delta T of 20+ degrees

Tech arrived and found thermostat satisfied at 72 degrees, customer stated she has different temp zones in the house being hot and cold, tech found that master bed is colder than rest of home and guest bed is hotter. Tech forced more air to bedroom and sent less air to guest. Tech also informed customer that bedrooms are not getting enough run time due to having 3 supply’s in same room as thermostat allowing thermostat to satisfy quicker, tech informed customer to leave doors open as much as possible to allow more airflow through home. No charge less than 2 years old.

Toilet shut off fine, flushed multiple times and it shut off every time. We put dye tablets in to see if there was a leak going into the bowl, but it didn't leak. Everything works fine. The customer was shown that everything was working properly and not constantly running.

Upon arrival tech was informed system was not keeping up. Found thermostat with alarm codes for coil temp thermistor failure and condenser for downstairs frozen, attempted to force defrost and system would not stay in defrost. After speaking with office recommended replacement of coil thermistor sensor as well as control for condenser. Homeowner approved replacement of parts. Office will need to order and inform homeowner on time frame.

Tech serviced and cleaned unit. Tech found evaporator coil to be severely rusted. Tech did a detailed leak search but could not find a consistent leak. Tech faced no other challenges. Tech informed customer about PSA renewal. Unit is heating and cooling efficiently.

Tech performed service on (3) trane split systems & carrier gas split system. As tech was performing service, found media filters on upstairs system & downstairs system in needing of replacement. Installed and replaced (2) media filters after customers approval. Tech also found (2) uv bulbs in upstairs systems to be burnt and needing of replacement. Installed and replaced both uv bulbs after customers approval. Tech found downstairs system capacitor to be reading at lowest threshold. Capacitor rated 70 & 7.5mfd with +-3 . Capacitor is reading 67.8 mfd & 7.28 mfd. Informed customer about situation. Customer is aware and all ok at this time. Tech did not have 12x12x1 filter for master bedroom, will have to drop-off filter. Delta t is within specification on all 4 systems and customer is satisfied with todays service. Found no other challenges at today’s visit.

Tech found blower motor unable to start due to a completely failed and swollen capacitor. Tech replaced capacitor and found system heating properly. Tech also found system is an older system that lacks maintenance and recommended ESA. Tech also found ductwork in poor condition and recommended looking into replacing. Tech has relayed the information to the tenants daughter and she will send the invoice to the homeowner. Homeowner lives out of the United States.
