Tech arrived and found condenser frozen over, tech checked defrost sensor and found it failed. Tech shorted sensor pin and tried forcing defrost and found defrost control board also failed not allowing unit to go into defrost. Tech confirmed warranty with office and got approval to order and return to replacement parts from customer. Customer still has heat at this time.

Upon arrival tech was informed that evaporator coil was freezing up when in cooling mode but system was heating with no challenges. Inspected system and confirmed right after TXV the feeder lines going into coil would freeze as soon as it started cooling. Tested system in heat mode and found it to heat with no challenges. Tech suspects TXV at evaporator coil is causing restriction. Tech did also notice that compressor looks to have been changed already and pressure switch was cut out and soldered closed. Tech informed homeowner on all findings with system. Due to not being able to confirm warranty status yet office will need to quote once confirmed and call homeowner.

Installed a new diaphragm in women’s toilet and is working properly now. Looked at ice machine in the break room and the ice machine does have water flowing to the unit. Freezer in other building was working when the customer opened the door and checked it.

Tested system in defrost mode and found the heat strip fuse links blown, Tech recommended having the system under a maintenance plan to help prolong the life of the equipment and perform efficiently. Tech replaced 2 fuse links and tested system in heat mode afterwards. Customer approved today’s repairs and invested into yearly PSA(premium service agreement). Customer would like their first visit either Monday or Tuesday next week. Collect via check.

Upon arrival tech was informed that system would freeze in heat mode, outdoor fan would not run consistently and heat strips might be burnt out. Inspected system and found the condenser fan motor failed. The heat strips had the breakers inside system turned off, turned breakers on and heat strips started working. Tech also suspects restriction in outdoor metering device due to it freezing during heat mode but not cooling. Tech contacted office to have field supervisor come out due to extensive repairs and age of system and performed handoff. System does have heat strip heat.

Went under the house and found several mix matched plumbing fittings and rigged up piping throughout the whole drainage system of the house. The house needs to have 100% re-pipe as far as the drainage piping. The water supply lines are in good condition and are pex material. House has previous signs of multiple back ups and stoppages with wipes everywhere under the house and waste under the house. I advised customer’s 100% of the drainage pipes need to be re-piped correctly by a licensed plumber.

Tech found thermostat for gas heater blank. Batteries are dead. Tech installed AAA batteries and found tstat screen lights up, but will not bring on heat. Tech touched R and W together. Heater lit. Tech checked programming and wiring of thermostat. It is correct, but tstat is faulty. Quoted price to replace thermostat. Customer declined. Says they will replace thermostat themselves. Went to collect system test fee. Customer reports she doesn't have the money. Billed per the office. Please print paper copy.

Upon arrival tech found system slightly iced over. Tech check refrigerant pressures and found system running at normal specs with 18 delta t. Customer stated he changed filters about a week ago and put thick filters in tech suspects system was still thawing out slowly, tech ensured proper operation of dampers no further challenges at today’s visit.

Noticed that the toilet did not have a wax ring and the flange was loose. To address the issue, we went under the house and found that only a few pipes were properly glued. We recommend contacting the general contractor who did the remodel. Additionally, we observed that there is no roof vent on the plumbing, but there is a studor vent.

Upon arrival tech found mini split condenser off tech cycled power and system ran for 10 minutes with high suction pressure then shut off. Tech found error code was 4 way valve abnormality. Tech performed all steps to diagnose and found four way valve switching output was incorrect jumping from 3v to 19v, PCB board will need to be replaced.
