Completed diagnostic. Found compressor failed. System 13 years old with r22. System needs to be replaced for better efficiency.
Found leak in evap coil. System is 13 years old running on r22. System has no water safety and outdoor unit is placed too close to other units. System needs to be replaced for better efficiency.
No cool. Tested system and found the following: blower wheel is very dirty. Evaporator coil is very dirty. Found bad capacitor causing condensing unit to not turn on. Replaced capacitor and installed hard start kit. Signed customer up for one system maintenance plan. Performed cooling maintenance. Changed filter. Cleaned very dirty condenser coil. System is cooling at this time.
No cool. Found bad fan capacitor for outdoor fan motor. Replaced it under warranty and system is cooling at this time. Fan motor is going bad, itâ€™s operating above maximum rated amperage. System is over 30 years old. Due to age and condition of system, recommend upgrading system to a more reliable and more efficient system. With condition fan motor is in this is the last warranty capacitor replacement we can do.
Arrived on site to preform a one system tuneup. Indoor checked filter and cleared drain line. Checked electrical connections, amp draw and capacitance. Outdoor checked refrigerant pressures, electrical connections, amp draw and capacitance. Unit is operating within manufacturer specs at this time.

Completed 3 system diagnostic. Found upstairs system with bad capacitor outside. Inside has 6 year old evap coil that is clean and blower is clean. Capacitor is good. Filter is new. System does not have back up water safety to protect system from water damage. Replaced outdoor capacitor. Pressures are good and amps on motors are good. Main level has failing condenser fan motor as well as dirty blower wheel and failing run capacitor. System also has very corroded evap coil and no secondary water safety device. Basement system has clean blower wheel and very corroded evap coil as well as failing txv metering device. System not pulling much heat out. Outdoor system has weak capacitor. All 3 systems running on r22 refigerant. Because of price of repair and current efficiency suggest replacing main and basement systems. Having Garrett come out to give quote.

On site found fan motor to be inoperable, smelled burning wires and fan had black soot. Ordered fan motor will reschedule when it comes in to come back and replace motor.
Completed diagnostic. Found system with drain pan full of water. Drain line very clogged. Cleared drain line. Drain line going into ground outside. Rerouted drain line. System turned on. Evap coil and blower are clean. Outdoor unit good. System cooling at this time. Customer declined maintenance plan at this time.
No cool basement system. Check and find evaporator coil frozen and leaking low right. Customer want to add charge to help system operating and not freezing up. Customer need consultation visit for basement system.
1 system ac pm check complete. Changed filter. Tested mechanical and electrical components, all in good shape. Changed uv bulb. Chemically washed condenser coil. System is cooling normal at this time.
3 system ac tune up complete. Left replacement filter behind for upstairs system. Changed main level filter and master bedroom filter. Tested mechanical and electrical components. Found main level and upstairs systems with very rusty, very corroded evaporator coils likely to leak. Found main level and upstairs systems with dirty blower wheels. Main level blower capacitor (15uf) is very weak and could fail at any time. Main level drain line is clogged due to an improperly constructed ptrap. Found main level main electrical switch with electrical pitting present. Upstairs compressor is struggling to start. Due to age and condition of main level and upstairs systems, recommend upgrading systems to more reliable, more efficient systems. Systems are cooling at this time.
Service call. Replace tstat customer provided. Add common wire for control. Find upstairs furnace door cover was off. Put door cover back on. Test system and find both 11 year old carrier operating with out starter kit. Find system missing in-line is for both drain line in attic. Find upstairs low on charge, recharge system to manufacturer spec. Both system operating at this time with 12 degrees subcooling.
No cool kitchen system. Check and find system freezing up due to low charge. Recharge system and install compressor hard start kit to improve start up and reduce load. Replace 14x25x1 filter. System operating at this time.
No cool upstairs. Discovered system running with extremely high head pressure. Cleaned coil. Discovered system low on charge. Performed leak search. Detected leak at indoor coil. Mary has chosen to replace the ac and coil. Garret is going to head this way.
Completed 3 system tune up. Found upstairs and main floor systems running good. Clean blowers and clean evap coils. Both systems missing secondary water safety to protect furnaces from water damage. Both systems would benefit from having UV light installed to kill bacteria viruses and allergens that could cause harm to residents. Outdoor systems both have good pressures. Upstairs running on old r22 Freon that has been phased out. Basement system has very dirty blower wheel, failing capacitor, rusted and corroded evap coil, no secondary water safety, concerning amounts of mold in and around system. Outdoor unit has ok pressures but fan and compressor are struggling and getting very hot. Suggest replacing system for better efficiency and cost.
Completed install of UV light and float switch to basement indoor system as well as surge protectors to all 3 outdoor systems.
Completed one system diagnostic on 25 year old upstairs unit. Found bad capacitor. Replaced capacitor. System running on slightly low pressures of r22 Freon that has been phased out. Suggest system be replaced for efficiency and cost wise.
