Complete 3 system furnace repair and preventative maintenance check. Replace all filter in house. Replace main house upstairs uv bulb. Install hard start for all Heatpump system, install surge protection for all heatpump system. Replace guess house main electrical switch for upstairs and main level. Repair burnt damage wire for main house basement system. Install inline water protection for main house both system in basement. Install both inline water protection for guess house upstairs system and main level system. Pull/clean Airhandler and evaporator coil for guess house system in attic, basement and for main house both in basement. All 3 system operating at this time.
Complete 7 system furnace repair and preventative maintenance check. on both the main house and guest house. Main house with 3 system. Upstairs system operating within manufacturer spec, need hard start kit and need filter. Find main system operating with in manufacturer spec. Note: customer stated system was not operating properly. Check and find tstat was not set properly on time and date. Reset tstat. Need to install hard start kit and change filter. Find basement system Heatpump coil damage and decaying. Remove rat nest and repair crews wire. System need hard start kit. Find guess house 4 system. Upstairs bedroom system operating normal with in manufacturer spec. Need new filter. Find upstairs second system operating but evaporator coil badly rusted and Airhandler molded. Missing water protection and contactor burnt and damage. Find main system not operating due to rat damage contactor.
Complete 2 system a/c repair and preventative maintenance check. A/C repair for the upstairs guest house. Found algae tripped in line watery safety. Discovered old drain p-trap filled with algae. Replaced with EZ trap for easy clean out with wire brush included that stays with the system. Also, install APCO antimicrobial light to prevent mold from growing in the system and help maintain algae growth inside the system where the water begins and enters the drain line. Completed 7 system cooling maintenance. All filters are clean. Upstairs guest house bedroom is low on refrigerant. System is very old and should be considered replaced. Other option is adding a leak seal to fix freon leak. This system should have a inline water safety switch install. Main level guest house system is old but working good. Both system should also have a start kit installed to increase lifespan and efficiency. Main level house system is working good. Along with the Masterbedroom. Main house basement system is old and outdated. System is cooling good.
Gas valve bad. Need to find LP gas valve for a very old Gibson Package unit. Will call customer with availability.

Found the system not heating. Cycled the power and cycled the gas valve. The system is heating okay. It is a very old package unit. Setting up a time for the Comfort Advisor to come out and give options to upgrade the system.

Remove dead rat and repair wire for the customer. Suggest repair basement system. Give customer estimate. Find Guess house with 4 HP/AH system. -Upstairs new system operating normally within manufacturer spec. Filter still good. -Upstairs system for bedroom 17 years old molded and dirty. Find system evaporator coil badly rusted. Missing inline water protection for the system in the attic. Motor and compressor in poor conditions due to age and ware on parts. Low on charge. Give customer estimate to repair system, but suggest to upgrade system due to age.
Replace upstair new heatpump system coresense. Check and system operating at this time.
No cool again on new install. Test and find heatpump system not operating. Test and heatpump system core sense faulty and need to replace. Need to order new core sensor and come back to replace under warranty. Bypass core sensor and system operating at this time.
A/c repair call for a new system installed in the upstairs. Checked and found the system on lockout for safety. Reset and tested system. Found loose txv bulb causing the unit to not meter properly after long run time due to manufacture not mounting txv bulb. The system is operating at this time. Full warranty. Install compressor start kit to improve start up.
Found the new system off through the diagnostic box in the condenser. Reset system and told the customer if it happens again it will be bypassed. Checked system and it's cooling well. No other issues found.
System was running upon arrival. Checked amps and pressures. Suspect the circuit board failing in condenser. Customer recycled the high voltage and the system came back on.
Found system out of Freon. Recommended upgrading system. Will call cust back tomorrow with availability on install time. Customer would like before Thursday due to guests arriving.
Bring a sheet of duct board, programmable thermostat, horizontal drain pan, two forms of water safety, will need to move existing Apco to the new air handler.
Bad board caused a fault in relays as well causing heat strips to stay energized and fan on continuously. The system is old, full of mold and runs on refrigerant being phased out by the EPA in 2020. Recommend replacing the system. The model number of current carrier air handler is NFCX4800C1 and serial is L995162224. Customer will think over options and call us back
Replacing board and 2 sequencers.air handler working properly. New board and heat strips installed. During testing noticed outdoor unit not running. Outdoor heat pump off on low pressure due to completely empty of refrigerant. Fins of outdoor coil corroded and leaking. System will not hold a charge due to the size of the leak. System is r-22 refrigerant and will be unavailable Jan 2020 due to EPA regulations. If heat pump is replaced the evaporator coil upstairs will also have to be replaced do to the pressure difference and the inability to flush r-22 out of the coil. All new systems use 410a refrigerant. The two options to fix the situation are to replace the heat pump and the upstairs coil or replace the entire system which is the recommended action because of the warranty and efficiency difference. Heat is operating solely on emergency heat and the outdoor unit will remain inoperable until it is replaced.
