Service Call WO-TNFR672370 involved a non-cooling system. The outdoor unit was not operating and tripped on the pressure switch. Diagnostic tests revealed a failed voltage enhancement device and a severely clogged air filter. The restricted airflow caused elevated system pressures, leading to the device's failure. After replacing the voltage enhancement device and cleaning the air filter, the system was tested and restored to normal operation. A maintenance plan was recommended and accepted to prevent future issues.

Upon inspection, I identified a faulty control fuse as the root cause of the system's malfunction. Further investigation revealed a shorted electrical component in the outdoor unit. To restore cooling functionality, I bypassed the damaged component. This temporary solution ensures the system operates in cooling mode until a replacement heat pump can be installed. The system is now functioning as intended, providing relief from the heat while awaiting the replacement part.

Today, I conducted a thorough cleaning and inspection of the air conditioning system. I meticulously cleaned the evaporator and condenser coils, ensuring optimal airflow and heat transfer efficiency. The unit cabinets were also cleaned to maintain cleanliness and functionality. I inspected all high- and low-voltage wiring and electrical connections, confirming they were secure with no visible defects. I tested and verified the proper operation of the condensate drains and all safety controls. The system was operated and tested in both cooling and heating modes. The air filter was changed, and the ΔT was 23°F. The drain line was clear, and the water removal system passed the test. A new pan treatment was installed to prevent future drain line buildup. The heat transfer media and heat exchanger passed inspection. The air distribution system operated at 3.4 amps, and the cabinet voltage was 123V in, 4.0 amps. All components were tested within normal manufacturer specifications.

I conducted a comprehensive maintenance check on the air conditioning system. This included cleaning the coils and condensate drains to ensure optimal performance. I meticulously checked all electrical connections, voltages, and amperage to confirm stability. The system's Delta T was measured at 20 degrees, and incoming voltage remained stable during operation and when powered down. There were no error codes detected in the smart control, and all system operations were running normally. I recommended zoning to balance the temperature between the upstairs and downstairs areas. Additionally, I replaced the air filter and provided a 16x25x1 service, as requested by the customer.

I conducted a comprehensive maintenance service on a heat pump system, focusing on gold club maintenance. The Delta T was measured at 22 degrees, and the filter was replaced, with the date noted on the solice air filter replacement log. Voltages and amps were verified to be within acceptable ranges, and all wire connections were inspected for secure attachment. The interior of the air handler and the indoor coil drain pan were meticulously cleaned. A level one blower cleaning was executed, and I suggest installing a small pan treatment in the indoor coil drain pan for added protection. The outdoor unit was tested in cooling mode, with voltages and amps confirmed to be within range. The outdoor coil was sprayed with water to ensure it was free from debris.

During the AC maintenance, I thoroughly inspected all electrical connections, voltage, and amperage. I discovered that the voltage distributor was out of manufacturer specifications and was failing. The system's deltaT was low at 15 degrees, indicating a shortage of refrigerant 410A. This condition will lead to longer run times, potential freezing, and increased energy bills due to the refrigerant leak. The customer opted not to temporarily fix the system and requested an estimate from a field supervisor for a complete HVAC replacement. I also replaced the customer-provided air filter and checked the heat exchanger. A smoke test revealed signs of deterioration, and the furnace venting was incorrectly installed.

I conducted a thorough maintenance check on the AC equipment. All components were found to be in good condition. However, the liquid line dryer showed signs of rusting and is expected to fail soon, which could cause operational issues. Pressure, amps, and voltage readings were all within normal limits. The coil, drain pan, and condensate drain were clean, and the condensate pump was functioning properly. Additionally, I flushed the water heater and ensured all connections were secure, with no loose connections found.

WO-TNFR669163 and WO-TNFR669159 involved addressing an icing issue on circuit 2. Upon inspection, dirty filters, an evaporator coil, and a condenser coil were found, both over 2 inches thick. The fine graphite particles bypassed the filters, accumulating in the middle of the coils. To resolve this, the evaporator and condenser coils were cleaned twice using appropriate chemicals. After thorough checks, the system was confirmed to be operating within specifications. To prevent future issues, it is recommended to implement more frequent filter changes and coil cleanings at each filter change. Additionally, a discussion with the General Manager is suggested to explore alternative filtration options for the building to reduce strain on the HVAC systems.

I conducted a thorough rejuvenation of the AC system, including a comprehensive cleaning and testing. Despite its age, the system is performing well mechanically. However, the outdoor unit's voltage enhancement and distribution systems are out of range, and a support item has failed. This affects efficiency, confirmed by meter readings. The high voltage box is deteriorating, likely due to age, and I recommend its replacement. Repair options range from $1441 to $2161, with varying warranties and services. High voltage box repair is priced at $579.

I installed a tankless water heater system, starting by shutting off the incoming water and draining the tank. I used a sediment flush to clear debris and mineral deposits, followed by two rounds of flushing with incoming water for five minutes each. After opening the incoming water for two minutes, I opened the outgoing ball valve and allowed faucets to run to release trapped air. Additionally, I replaced the air ranger pads as requested. The system is now operating according to manufacturer specifications.

After completing work on the furnace, the technician came up from the basement holding a very bent air filter and claimed that the system had caused this deformation. I have checked and changed my filters for many years now and last checked it two weeks prior to the service visit. It was in fine shape. ( I worked in a mechanical testing lab for years and am familiar with routine maintenance and repair of equipment.) Found this whole situation very dismaying and disappointing. This technician is no longer welcome in my home. This type of behavior, I assume done in a misguided effort to ‘up sell’ product, reflects very poorly upon your business.
